, ...? <br />r? <br />Conway explained that Planning Commission was concerned that because the grade of <br />the lot sloped down, the 30 foot lights would glare into the residents property. <br />The members studied the computer print out showing the foot candles of the lights <br />at various distances. At this point Mrs. Stephin asked if they could turn down the <br />paging system because they could hear it in their house. Mr. Stoyanov stated that <br />they did remove the speaker on the back of the Lexus building. Mr. Conway stated <br />tha.t he had been on the property in- response.to this complaint and did not hear <br />anything at the back of the building. Mr. Stephin believed that they could hear it <br />when they left the service doors open in the warm weather. He hopes that the fence <br />will help this. Returning to lighting, Mr. Gallagher and Ms. Ferencik suggested <br />that on the 20 foot poles on the side, the metal halide bulbs should be 400 watts. <br />Mr. Conway advised that there is a proposed ordinance in which 20 foot poles would <br />be required and 30 foot poles would be an exception and existing 30 foot poles <br />would have to be removed i.n a period of time. He further stated that Planning <br />Commission had a right to address the existing lights since this was being <br />addressed as a single development. Mr. Gallagher pointed out that if they used a <br />1,000 watt light with this type fi.xture there would be a lot of glare, and <br />suggested perhaps they could use a 400 watt bulb. Another neighbor to the rear, <br />Mr. Mortach, had complained about a light on Lexus which has been turned down, but <br />no one has been able to contact him to determine if it solved his problem. Mr. <br />Stoyanov stated that they intended to use the same fixtures that are on the lot. <br />Mr. Gallagher agreed that the iight poles in front should be reduced to 20 feet <br />high and suggested that they consider using the 400 watt bulbs, but they can use <br />the existing fixtures. The roof top units will be behind the parapet and will not <br />be seen. Mr. Conway advised that the existing dnmpster enclosure is not adequate <br />and will have to be increased. N1r. Stoyanov also explained that they did not plan <br />to have gates since they get damaged by the trucks, but they do position the <br />dumpsters so that the wall is visible to the neighbors, not the front. Regarding <br />the signs, it was explained that the signs shown on the plans could be approved in <br />concept, but they would either ha.ve to conform to code or get a variance. B. <br />Zergott moved to accept the Metro Lexus Infinity building- proposal as presented <br />with the recommendation that the mound be eliminated and to construct a 6 foot <br />high board on board fence behind the entire project and to include gates so that <br />their property to the reax can be maintained, and as far as the landscaping is <br />concerned, since a lot of the plant material is to be relocated there will be a <br />certain amount of loss and dying plant material must be replaced within a <br />reasonable amount of time. In reference to the lights, the two pole lights on the <br />east side of the property should be reduced to 20 foot poles which should carry <br />400 watt metal halide fixtures instead of the 1,000 watt; the front lights will be <br />20 foot high and will carry the option of having 1,000 watt metal halide bulbs, <br />and that the signs are approved in concept only, seconded by Y. Sohn, and <br />unanimously approved. <br />3) Tire America (formerly Hyperstore), 25853 Lorain Road. <br />Proposal to renovate an existing building. <br />Referred by Planning Commission May 11, 1993. <br />Mr. Howell, representing Tire America, presented a revised plan showing what is <br />PXlsting and a new landscaping plan which includes the recommendations of Planning <br />Commission for a 3 foot high berm and conifer trees, relocated trees and new plant <br />materials. The building will be renovated to conform to their prototype and the <br />front of the building will be a dryvit material, the red trim around the side will <br />be removed and refinished to match the split face block. The building will be <br />painted white with a red stripe (Sherwin Williams Safety Red) and blue trim <br />(Sherwin Williams Indigo). The Hyperstore arches and band will be removed. The <br />letters of the sign will be white lexan on the blue background, and there are to <br />3
