for approval of landscaping, at which time the board could stipulate mounding,
landscaping, pine trees, etc. as a buffer. This was acceptable to the neighbors.
Mr. Conway would like to lmow what he intended to install at this point in time.
The neighbors verified that Mr. Attwood, senior, had said he might buy some
shnibs to help out. If the parking is not going to be installed and this is
going to remain natural they have no objeetion, however, when the parking is to
be installed they would lilce to be notified and would like buffering then. Mr.
Attwood advised Mr. Sohn that the building would be a 29 gauge steel in a mocha
tan shown an a color chart with a chocolate colored shingled roof, there will be
a steel overhead door which will be mocha tan also. This building will resemble
a house. No exterior lighting is planned, and the neighbors prefer that there be
no additional lights. Mr. Gallagher advised that if they do decide to add
lights, they must make sure that these lights do not shine onto the adjacent
property. There was a letter from a Mrs. Whitbeck, a neighbor, complainin.g about
the noise from the buffers. Mr. Attwood explained that they were using a Black
and Decker buffer, but as these wear out they are changing to a more expensive
Milwaukee buffer which is nnich quieter, they only have one at present. Mr. Sohn
preferred the light stone color te the mncha tan. Mr. Attwood had no problem
with that and questioned if the doors could be white since the doors on the
present building are white. Mr. Sohn agreed to white doors with the light stone
siding. In reference to the landscaping, Mr. Zergott suggested that they install
some Austrian pines closer to the garage to help buffer it since fewer trees
would be needed and it would be less expensive. He clarified for Mr. Attwood
that this was a tree, not a shrub. Mr. Narrowitz agreed to that and advised tha.t
he maintains the lawn area. T. Gallagher moved to approve the Aquasonic proposal
with the stipulation that if this parking lot is ever built, the developer must
return to the board, so that they can landscape the property properly with
mounding, etc. The materials of the building will be the light stone siding,
shingled roof in a chocolate color, and white doors, seconded by Y. Sohn, and
unanimously approved. Mr. Attwood verified that no mechanical work would be done
in this building.
2) Great Northern Dodge, 26100 Lorain Road..
Proposal to alter facade of existing building, install canopy an side entrance,
and construct display pods in front setback.
Referred by Planning Commission on June 8, 1993.
Mr. Fee, architect, presented plans and explained that they will be pealing off
the old red fascia, raising the fascia 18 inches higher, installing a new coat
of exterior insulation on it with a metal gravel stop fascia above and a metal
roof over the canopy entrance. The material on the fascia will be Finestone in
either bright white or star bright; the metal gravel stop and the metal roof
over the canopy entrance will be metal bright red; and the internally lighted
letters on the fascia will also be red. Metal Halide 75 watt lights will be
installed Lmder the soffit. The soffit and the columns will be painted to match
the fascia. Mr. Fee explained that the rendering shows asphalt in front of the
building, but actually there is grass. Regarding the Planning Commission's
request for landscaping around the proposed pods, 14r. Fee stated that the owner
wants to display cars on these pods and he does not believe that the landscaping
would be effective. Building Commissioner Conway explained to Mr. Sohn that the
pods would need variances from the Board of Zoning Appeals. Mr. ZErgott stated
that other dealerships with flush pods are usually just in grass. They will have
to drive the cars over the grass to get on the pods. The owner does intend to
leave the existing sidewalk in the front (down to Lorain Road). Building
Commissioner Conway advised that.the owner displays cars on this sidewalk at
2
