1 <br />times. Mr. Fee does not lmow how important it would be to the owner to keep the <br />sidewalk. Mr. Conway suggested a trade off, eliminating the sidewalk for the <br />vaxiance for the pods. It was clarified.that the canopy is aut about 4 feet and <br />the sidewalk under it (around the building) is about 4 feet. Mr. Zergott ? <br />suggested making the pods blend- into the existing landscaping, not installing <br />landscaping in front of them, but pulling it around them since once there is a <br />car on the pad the existing landscaping is hidden. P4r. Fee thought that the_ <br />landscaping would be under the bumper. Mr. Zergott clarified that the pods <br />should be part of the landscaping, blending them in partially from the sides. It <br />was clarified that most cars are about 16 feet long and the pods are 16 feet. <br />The members agreed that most people would not use this. sidewalk, but Mr. Fee <br />pointed out that this was still a front entrance. It was noted that the side <br />entrance with the canopy was the focal point. Mr. Fee did not believe that <br />removi.ng the sidewalk would make mueh aesthetic difference, and thought that the <br />owner should decide how he wanted this to work. Mr. Sohn stated that t3zis area <br />would look better with grass. B. Zergott moved to accept the building <br />renovations as presented, and in order to make the pods blend into the scheme of <br />things, the center sidewalk to the center door should be removed and the <br />landscaping should be continued so that the pods blend into the landscaping <br />which should be submitted for approval at the next meeting. This Board <br />recommends that if the Board of Zoning,Appeals does grant the variance for the <br />pods, that the center sidewalk should be removed in order to gain some more <br />landscaping, seconded by T. Gallagher, and unanimously approved. Mr. Zergott <br />drew a sketch of how the landscaping should be pulled in around the podse <br />Kahn's Cuisine, 23135 Lorain Roade (Discussed at this.point.) <br />Proposal to construct a landscage mound in iieu of a fence along parking lot on <br />West 231st Street. <br />Referred by Planning Commission on Ma.y 25, 1993. <br />Discussed at end of ineeting. <br />Building Commissioner Conway explained that Ms. Huang, the awner, originally <br />wanted a 6 foot fence on West 231st Street, however Planning Commission <br />preferred a mound rather than a fenee on a side street and recommended removing <br />some parking spaces in order to constrnct a mound with landscaping. They had <br />referred this proposal to this board so that Mr. Zergott could make some <br />recommendations for the landscaping. Mr. Conway had suggested that Pir. Zergott <br />get in touch with the owner in order to work something aut. He further advised <br />that she now would like to go ahead. with the exterior renovations to the <br />building, including those suggested by the board for additional treatment to the <br />remainder of the building. She is willing to do what the board asked for, «i.th <br />the exception of the peak, at this .time. . She believed that the peak should be <br />designed by an architect, and she will agree to come back to the board with <br />architectural plans for this area within t3ze next 12 months. The members had no <br />objection to this. <br />OLD BUSINESS: (Resumed at this point). <br />Regarding the previously approved Sunoco sign (Columbia and Lorain), Mr. Conway <br />presented a letter from Sunoco stating that this sign is no longer available. <br />The owners are now proposing to cut down a pole sign and keep it about 6 inches <br />above grade. The square footage conforms, but it would be too high, especially <br />if the A.R.B. requested brick around it. The ground will be mounded around the <br />foundation and the members preferred a brick base, instead of just brick piers. <br />Mr. Conway requested that the member.s make a recommendation to the Board of <br />3
