NEW BUSINESS :
1) Canterbury Animal Hospital, 26135 Lorain Road.
Proposal to convert existing house to veterinarian clinic.
Referred by Planning Commission September 14, 1993.
Heard by the Board of Zoning Appeals October 6, 1993.
Mr. Burik, architect, presented revised plans reflecting the changes to the
front landscape buffer since that variance had not been granted. There will be no
significant changes to the structure; the existing siding will be painted white;
the roof will be shingled with Corning's Aspen Gray shingles; a railing will be
added to the front entrance, the direction of the entry will be changed so that
it does not exit onto the front parking lot; and a handicapped ramp will be added
to the rear. Mr. Sohn, who was not present, ha.d mentioned in his comments that
there should be hand rails on both sides of the handicapped ramp. Building
Commissioner Conway noted that this would be handled by the Building Department's
code check. Regardirg the landscaping, Mr. Burik would like to transplant some of
the existing bushes in the front to the sign area and add barberry bushes and
flowers. He presented a photograph of the existing house and bushes and a
rendering of the ground sign which has a white background with red and black
graphics. Mr. Conway advised that the Building Department will check the sign for
conformance to the codes, but it appeared that the location mi.ght have 'to be
changed somewhat. There will be a rear wall sign, which Dr. Kundu plans to
install on the fence in the rear facing Brookpark Road. Mr. Conway advised that
it could not be installed on the fence, but it could be put on the rear of the
structure. Mr. Zergott explained that it would be difficult to transplant the
larger shrubs and if they do not survive they will have to be replaced. Mr.
Zergott noted that the Planning Commission recommended landscaping along the east
property line. He recomnended that the sign be placed in the front landscaping
bed; that they should not even try to transplant the shrubs since that rarely
works and suggested that they use some kind of taxus behind the barberry. He
further suggested that the trees be trimmed to give more visibility. There will
