.
•_.,
be two flood lights for security lighting on the building in the front and back.
Mr. Zergott would like a plan showing the sign in the proper place with
landscaping around it which he agreed to review before.the Planning Commission
meeting. He also suggested that the ground lighting for the sign be obscured in
the landscaping bed and cautioned that it should not shine off the property. Mr.
Gallagher suggested that they use a metal halide or a white light, since the high
pressure sodium will discolor the building. It was clarified that there would be
no dumpster. Mr. Burik stated that this will be relatively low par lighting. Mr.
Zergott also noted during the motion that the board is no longer accepting 4 by 4
inch posts for ground sign supports and is requiring at least 6 by 6 inch post
which should be routed or decorated in some way. B. Zergott moved to accept the
proposal for the Canterbury Animal Hospital, 26135 Lorain Road with the
requirement that they submit a revised. landscape plan shoVring the sign reloeated
in the landscaped area and that the sign posts must be 6 by 6 inches, seconded by
T. Gallagher and unanimously approved.
2) Eyeglass Factory/Harmon Glass (Rini Realty Co.), 25766 Lorain Road.
Proposal to modify canopy and to change signage.
Referred by Planning Cor,mission September 14, 1993.
Heard by the Board of Zoning Appeals October 6, 1993:
Mr. Strelau, architect, presented plans and a colored rendering of the new
mansard canopy system with an integral sign band. Originally the canopy was only
going to be on the eastern side, but Planning Commission asked that it be
extended anto the southern side; that landscaping be added around the sign; and
that the dumpsters be screened. The new canopy will consist of three materials,
Sandalwood beige Dryvit for the sign ba.nd, Owens Corning Chateau Green shingles,
and classic green metal flashing. Building Commissioner Conway believed that the
Planning Commission had wa.nted some treatment on the north elevation. Mra Strelau
stated that nothing could be seen from the north, and the owner did not believe
it was necessary there. The Planning Commission's motion only requested it on the
south and returned 8 or 10 feet on the west side. Mr. Strelau stated that the
west side was right on the property line and the canopy could not hang over that
line. Mr. Gallagher is concerned about the west side since the mechanical unit
could be seen and thought gerhaps it could be painted to match the green or else
some color so that it would blend in. P2r. Strelau stated that it is so close to
the canopy that it would probably blend in if it were painted green. Mr.
Gallagher suggested it might be red, but Mr. Zergott believed that might make it
stand out. Mr. Conway suggested that they spot it in relationship to the wall and
come back to Planning with a suggestion for screening. The back of the canopy
will be finished so the residential neighbors on Ranchview will see the finished
back, but Mr. Strelau does not believe that they could see it at all. Regarding
the landscaping, Mr. Zergott advised that the Silverblotch Red Ta-ig Dogwood would
not do well on a southern exposure, and suggested changing it to burning bush.
Mrs. Krieger and N1r. Gallagher believed that the 175 watt imta1 arc lights tmder
the canopy would be too bright since they are only 8 to 10 feet above the grade.
It was suggested that they size these lights down to a minirmum of 100 watts or
possibly down to 70 watts. Mr. Gallagher suggested that they use the metal arc or
Metal Halide. No other ligt-its will be added. Mr. Sohn, who was not present, had
advised in writing that he would prefer a parapet in another material, perhaps
Dryvit. Mra Strelau stated that Rini Realty is going to a standard theme for
their buildings with these materials. Mr. Conway noted that Mr. Sohn did not have
the opportunity to see the rendering. Mr. Zergott had no problem with this
concept, but he wanted Planning Commission to be aware of 17r. Sohn's comments.
The members agreed that this would be a great improvement. B. Zergott moved to
2
