Gallagher, and unanimously approved. Mr. Zergott explained that <br />the plant material he ha.s chosen for the side landscaping buffer is very <br />expensive and they could get the same concept with something different and then <br />add more landscaping in the front. Nfr. Gallagher suggested that they hide the <br />roof top units with a wall placed about 6 inahes above the roof to allow for snow <br />and open at the top to allow for intake air. <br />4) Halleen Chevrolet, Inco, 27932 Lorain Road. <br />Proposal to renovate building and to construct two small additions. <br />Referred by Planning Commission on September 28, 1993. <br />Mr. Giesser, attorney, and Mr. Ha,lleen, owner, presented the plans i.ncluding a <br />landscape plan for the front landscape buffer which is a compromise solution to <br />a court case and had subsequently been approved by the Board of Zoning Appeals. <br />Mr. Giesser explained that the setback on the Partners' Lounge property would go <br />from 7 feet to 20 feet at the east property line. He has presented a landscape <br />plan for this property and for the adjacent 7 foot buffer where they intend to <br />remove the existing white posts. The Partners' building will be torn down. The <br />renovation to the building will consist of redoirg the fascia on a portion of the <br />building from the service entrance around to the rear of showroom or to the last <br />70 feet of the building. There will be two small additions, one to the rear of <br />the service department, and one which wi.ll fill in an open area to enlarge the <br />customer lounge. Mr. Halleen explained that the ca.noPy will be Br'illiant White <br />and Warm Gray Dryvit with a Chevrolet Blue aluminum band and the sign will be <br />individual blue neon letters. The front addition will be mostly glass with mill <br />finished aluminum frames. In reference to the lights, the neighbors have been <br />complaining about the glare from the lights, but they are not changing the <br />lights at this time. This is a Planning Conmiission issue. Mr. Zergott stated <br />that the landscaping across the front would be a nice addition and the members <br />have no problem with the proposal. Mr. Sohn had noted in his written comments <br />that he had no objection to the proposalo B. Zergott moved to accept the Halleen <br />Chevrolet plans as presented, seconded by S.
