V. COMMUNICATIONS: <br />Letters from Building Commissioner Conway requesting minor changes. <br />TiJuana Taxi Club is requesting to install. a covered walkway which raill <br />pro ject out about 22 feet from the main entrance of the club (in the rear of the <br />shopping center), and will be abont 7 feet 3 inches beyond the existing deck. <br />They also plan to install a screen wall in line with the face of the walkway to <br />screen the utilities. The members had no objection as long as the canopy is not <br />back lit. Mr. Conway clarified that.the walkway would be illtuninated with down <br />lighting but the roof is solid and no light would glow through. <br />The second request was for Cross Roads.Plymouth Dealership. Mr. Conway explained <br />that the Commission had rejected a previous proposal for lighting and they are <br />now requesting lights which are directed down to the pads only, but these will <br />also remain on all night. Mr. Gorris read a letter from the developer explaining <br />the proposal which advised that the lighting was needed for security. The members <br />preferred that the proposal should return as an agenda item. <br />Another minor change was for the View Point development. Mr: Gorris believed <br />that this can be treated as a minor change; however he would like the plans <br />submitted to the members for study prior to the next meeting. This issue will be <br />placed under Old Business. Mr. Conway advised that he will continue to issue <br />permits since the changes that were made will have not effect these buildings <br />regardless of what the Commission decides. <br />Also Mr. Gorris presented the members with a brochure from the Whitlatch Company, <br />developers of Single Family Cluster homes, who would like to present a proposal <br />which does not conform to the square footage requirements of North Olmsted's <br />code. Prior to making a formal presentation they need to lmow if the Conuni.ssion <br />would be receptive to this. Mr. Gorris requested that Mr. Skoulis chair an ad hoc <br />committee to review the proposal in light of our codes and also check the zoning <br />codes of some of the neighboring coirmiunities. Perhaps the Commission might <br />consider having more than one S.F.C. classification since there are three Single <br />Family Residential classifications ("A", "B" and "C"). Mr. Orlowski and Mr. <br />Tallon will serve on the committee with Mr. Skoulis. <br />VII. COMMITTEE REPORTS: <br />No items. <br />VIII. NEW BiJSINESS : <br />No items. <br />IX. OLD BUSINESS: <br />Discussion of Summary of Ma,ster Plan. <br />Mr.Schultz, County Plann;ng Commission, had distributed the City of North Olmsted <br />1992 Master Plan Executive Sunmiary, a condensed version of the master plan, last <br />week so that the members could study it. Tonight's discussion is to review some <br />of these items and answer questionse The Commission will receive 25 copies of the <br />final docLUnent whieh will include smaller versions of the colored maps that were <br />previously presented. He submitted a revised Table 8-2, (Future Land.Use Plan for <br />Vacant Sites), which had been discussed with the members previously. The 51 <br />vacant sites listed encompass approximately 845 acres, and the recommendation for <br />that land include: 61% for some type of residential use (47.8% for single family <br />and 13.8% for multi- family); 327. for office; 10.6% for Mixed use, including the <br />retail permitted Lmder that zoning; 0% for exclusive retail zoning; 4% for <br />recreation; and 8.3% for industrial use (including the existing industrial park). <br />3 C-- -
