i? - <br />building and additiona.l la.ndscaping south of the pa.rking area closer to Brookpark <br />Road within the 10 foot setback and also on the section on the southeast corner <br />between the existing parking and the new parking area with the request that the <br />A.R.B. help them with the selections of some different planting including some <br />conifer trees on a 3 foot berm between the pavement and the setback with that <br />whole "L" shaped area heavily landscaped. That the safety forces review this <br />proposal for their input. Also the developer is to present to the Law Department <br />prior to the next meeting a proposed restrictive covenant that would state that <br />they would not seek access onto Brookpark Road, but should there in the future be <br />a utility road installed between Brookpark Road and their property they would <br />request access onto that road, and•in the event that they vacate the building <br />some of the parking area should be returned to grass. Further the Commission is <br />reeommending that.the pole aign be replaced with a ground sign, seconded by A. <br />Skoulis, axid unanimously approved. During the motion it was established that the <br />building lights and sign would be turned off at 10:00 pem. and only two security <br />lights will be left on, one in the display area and one in the service area. <br />4) Stylin' Concepts, 29919 Lorain Road. <br />Proposal to build an addition to existing building. <br />Proposal ha.s been withdrawn by the developer tmtil June 8th. <br />5) Steiruner's Auto Body & Frame Inc., 29930 Lorain Road. <br />Proposal to approve a recently built 4.5' x10.0' addition for office expansion. <br />Must be heard by the Board of Zoning Appeals. <br />Mr. Stemmer, owner, presented plans. Building Comnissioner Conway explained that <br />since under today's codes a 75 foot setback is required and this existing <br />structure is only 50 foot back from the right of way. Mr. Stemmer presented <br />pictures of the addition which is already eonstructed. Mr. Conway advised that <br />this was originally requested imder a minor change, but it was requested that the <br />addition return as an agenda item. He clarified that about 2 years ago a, larger, <br />200 square foot addition had been approved, but was never built. Mr. Stemmer <br />explained that he thought the addition had been approved considering that he had <br />an approval for a larger addition, and, since he had the manpower available, he <br />started the work. He was not aware that the setback had been changede Last year <br />he installed a retention system, asphalted the drive and landscaped the property <br />as originally required. The diunpster wi•11 be enclosed. He needed the space for a <br />computer and fax machineo Mrs. Stemmer advised that her husband has been ill and <br />their son had to take over the business, and he was concerned that he would <br />become ill again so he hurried up the work. R. Tallon moved to refer the proposal <br />for Stemmer's Auto Body and Frame, Inc., 29930 Lorain Road to the Board of Zoning <br />Appeals with the recommendation for approval by the Planning Comnission, seconded <br />by L. Orlowski. At this point it was elarified that at the time of the approval <br />of the larger addition which was in-filling a corner area, the Commission had <br />asked for the landscaping, and that the landscaping has been installed even <br />though the addition ha,d never been constructed. Chairman Gorris then stated that <br />there was no reason for this to retvrn to the Commission after the B.Z.A. hearing <br />it could be sent directly to BZD and council. Roll call on motion: Tallon, <br />Orlowski, Gorris, and Skoulis, yes. Mr. Thomas, no. Motion carried. <br />,6) Kahn's Cuisine, 23135 Lorain Road. <br />Proposal to renovate entrance area of restaurant. <br />Heard by Architectural Review Board April 21, 1993. <br />Tabled at Planning Commission meeting of April 27, 1993. <br />No representative was present. Building Commissioner Conway stated that the <br />owner has not responded to his correspondence. He will attempt to contact her <br />again. B.
