It was agreed there should be more <br />input fran the city officials. <br />2) Aquasonic Auto Wash, 28800 Lorain Road. <br />Proposal to construct a combination garage and storage building behind existing <br />facility. Heard by Architectural Review Board June 16, 1993. <br />Jay Attwood, owmer, presented the plans, and advised that he had no problem with <br />the Architectural Board's reconunendations tha.t the color be changed to a light <br />stone with white doors. He explained that the A.R.B. had suggested that Austrian <br />pines be planted along the garage; but mandatory landscaping would only be <br />required if they ever ha,d to use the landbanked parking and at that tir.ie they <br />would have to return to the various boards. If, after the building has been <br />constructed, it is not acceptable to the neighbors or if it is perceived as an <br />eyesore, then they would plant the'Austrian pines or, as suggested previously, <br />they would purchase the landscaping which the neighbors would plant at their <br />r-•.•;.discretion. Mr. Attwood believed that Mr. Zergott had stated that the landscaping <br />• would be a plus if they decided to install it. They have no problem with <br />installing landscaping, but it was not stated at the meeting that the landscaping <br />was mandatory. It was clarified that there were 3 alternative plans, and rnunber 1 <br />was the preferred. Mrs. 0'Rourke advisecl that she had walked the property and she <br />could see where the neighbors were using and maintaining this property as their <br />own. There will be at least 75 to 100 feet between the garage and the closest <br />building. The members studied the plans-. It was clarified that the pines would <br />probably be installed on the north and east side, but that would be up_ to the <br />neighbors. Mr. Narrowitz, a neighbor, ixidicated that he was satisfied with the <br />plan. J. Thomas moved to approve the proposal to construct a combination garage <br />and storage buildi.ng behind the existing Aquasonic Auto Wash facility based on <br />plan rnunber 1 as submitted to the Building Department which will include all <br />recommendations for buffering with the assinnption that Aquasonic and the <br />neighbors have consulted with each other and agreed on an appropriate buffering <br />for the facility and including all the recommendations of the Architectural <br />Review Board, seconded by A. Skoulis, and unaninously approved. <br />IV. NEW DEVELOPMEIVTS AND SUBDIVISIONS: <br />1) Cleveland Electric Illuninating Company Assembly and Lot Split Plat, <br />Resubmission. <br />The proposal is to combine and re-subdivide a11 or part of Permanent Pareel Nos. <br />237-5-1, 237-5-3, 237-5-23 and 237-7=18 into two (2) parcels. This revised <br />proposal was originally reviewdd by Planning Commission on January 12, 1993, and <br />was referred to Board of Zoning Appeals on May 11, 1993. <br />Heard by Board of Zoning Appeals an June 3, 1993. <br />No representative was present, Assistant Law Director Dubelko advisEd that. he <br />had been discussing the restrictiva covenant with United Survey's attorney, and <br />has sent him a copy of it, but there has been no response. L. Orlowski moved to <br />table - the Cleveland Eleetric Illtuninating Company Assembly and Lot Split Plat, <br />seconded by J..Thomas, and unanimously approved. <br />2) Schmidt and Zernechel Lot Split and Assembly Plat. <br />The proposal is to split permanent parcel no. 231-28-4 located on the north side <br />of Lorain Road between Gessner and Walter Roads, into two (2) sections so that <br />the rear section can be joined to permanent parcel.no. 231-28-3 (Adon Equipment) <br />which abuts on the ea.st. Zoning is split an both proposed.sublots, being Retail <br />5
