Appeals with the following reeommendatians: that a variance be granted for the <br />?? <br />square footage of the proposed sublot „B on the Assembly Plat with the condition <br />that a restrictive covenant that will be created by the Law Department be <br />attached to the deed of the new pareel "B", the restrictive covenant will <br />prahibit the development of that parcel beyond the scope and na.ture of its <br />current combined residential retai:l use unless that new sublot "B" is as-sembled <br />to a larger adjacent parcel whieh will then permit its development accordi.ng to <br />the General Retail Zoning-ordinanee and that the new sublot "A" wliich will have <br />the rear portion of it as residentiai also have a restrictive covenant provided <br />by the Law Department which will prohibit the development of the resi8entially <br />zoned portion of the property for any future retail or commercial use, but it <br />will not prohibit the rear portion of that property for residential use should <br />aecess or assembly be provided from the residential portion in the rear, seconded <br />by K. 0'Rourke, and unanimously approved. <br />3) Pruit Ine. Assembly Plat. - <br />The proposal is to combinE permanEnt parcel nos. 232-6-7 and 232-6-8 with the <br />previously combined (assembled) parcels 232=6-4, 5& 6(existing Metro Lexas Auto <br />Dealership site), all into one (1) parcel. Location is the north side of Lorain <br />Road between Berkshire and West Park Drives, and is the site of the proposed <br />Metro Infinity Auto Dealership. Zoning is Retail Business, General, entirely, and <br />the proposal.conforms to Zoning Code requirements for frontage and axea. <br />Mr. 3toyanov, contractor, explained that they are assembling the property as was <br />requested initially. There are two small -lots which are to be combined wri.th the <br />Metro Lexus property. Mr. Barlow, a neighbor, noted that the description in the <br />notice stated that this property would rum from Berkshire to jdest Park, and was <br />concerned that this would take the entire bToek. It was clarified that.this is a <br />general description and tha.t the Metro Lexus Dealership was to be expanded to <br />include the 2 lots to the east for an Infinity Dealership. Mr. Barlow was <br />concerned that there would be used cars visible from his home which is:behind the <br />adjacent Realty One building. Vice Chairtaan Orlowski explained that there would <br />be a fence 5 feet beyond the parking lot. Mr. Stoyanov explained that tYte woods <br />in the rear wuuld remain and that the property would.not be developed all the way <br />to.the zoning line. Mr. 5toyanov explained the entire proposal to Mr. and Mrs. <br />Barlow privately. Mr. Barlow had no objection to the plans. A. Skoulis moved to <br />approve the Pruit Inc. Assembly Plat to combirie permanent parcel nos. 232-6-7 and <br />232-6-8 with the parcels 232-6-4, 5, & 6 into ane parcel, seconded by L. <br />'Orlowski, and unanimously approved. <br />V. COMMUNICATIONS: <br />Vice Chairman Orlowski asked that the letter from Anthony Thomas regarding the <br />Ice Cream Parlor be attached to this evening's minutes. <br />Building Commissioner Conway presented several minor changes: <br />Clareshire Condominituns is requesti.ng to install a larger light in thcir picnic <br />axea, currently they have a 175 watt light and they are asking to change tl3is to <br />a 250 watt fixture. The electrical inspector did not think that this would be a <br />problem to the adjacent residentse <br />Sunset Memorial's previous proposal wYiiEh was reviewed by the Commission showed <br />that several storage buildings were to be removed in order to construet the <br />chapel. They are now requesting to replace those with another building which wi.ll <br />be 600 feet off Colunbia Road and will be used to store maintenance equipment and <br />vehicles. Mr. Conway did require them to move the building 50 feet from the rear <br />property line (adjacent to Olmsted Township). There will be access to this from. <br />the curb cut for the awners home.
