ROLL CALL: <br />Vice Chairman Orlowski called the meeting to order at 7:30 p.m. <br />Present: L. Orlowski, K. 0'Rourke, A. Skoulis, and J. Thomas. <br />Mr. Tallon arrived at 7:35 p.m. <br />Absent: B. Gorris. <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmann, Building <br />Commissioner Conway and Clerk of Commissions Oring. <br />II. REVIEW AM CORRECTION OF MINUTES: <br />A. Skoulis moved to approve the minutes of November 23, 1993 as presented, <br />seconded by K. 0'Rourke, and unanimously approved. <br />III. BIJILDING DEPAR7MENT REQUESTS : <br />1) Wal-Mart, 27254 Lorain Road (former Sherwin Williams site including part of Cross <br />Roads Dealership and property at 27423 Mi11 Road). <br />Proposal to construct building. <br />Request was withdrawn from the November 23, 1993 meeting. <br />• Vice Chairman Orlowski advised if anyone in the audience was present for the <br />2) Bennett Dover Home.Remodelers, Inc., 29341 Lorain Road. <br />Review of site plan and proposal to convert existing dwelling to a sales office <br />including the construction of an addition to the rear of the dwelling. <br />Referral to Board of Zoning Appeals will be requested. <br />Mr. Orr, representing Bennett Dover, presented the plans to convert a dwelling <br />into a sales office. The front will remain the same except that a new pitched <br />roof will be added along with a similar roof over the bay window. An addition <br />will be constructed to the rear. Building Commissioner Conway advised that <br />variances will be needed for the driveway which is not 18 foot wide, for the lack <br />of a 10 foot landscaping buffer on either side property adjacent.to the parking <br />area and driveway, for the rear aisle on the west side of the parking area which <br />is only 15 feet instead of 18 feet, for the aisle to the rear of the parking <br />which is 20 feet, not 22 as required and special permit will also be needed <br />because the existing house is setback 50 feet instead of 75 feet as now required <br />by the code. He believed that some changes could be made to the parking to <br />eliminate the variances for the aisle and some side yard landscaping might• also <br />be added. Vice Chairman Orlowski questioned if the properties on either side of <br />this property should be considered as comQnercial property considering that both <br />have residences along with a business operation. Assistant Law Director Dubelko <br />advised that they should be considered commercial. Mr. Orr stated that the <br />addition would be a showroom for the materials that might be needed for a <br />renovatian along with a conference area. The lower level would be for storage. <br />jg They wi11 be relocating to this location from Westlake. Mr. Conway pointed out <br />that by code they are only required to have 11 spaces, but they are showing 20 <br />plus a handicapped space, so if the parking is reduced some landscaping can be <br />Wal-Mart hearing, it had been postponed until January 11, 1993. <br />1
