Mr. Orr pointed out that it would not be possible to <br />construct the handicapped ramp in the rear. Mr. Conway noted that except for that <br />one space the entire front area will be landscaped and there is a provision in <br />the code that the front setback can be reduced if it is entirely landscaped. Vice <br />Cha.irman Orlowski is concerned about the 6 foot drop in grade from the front of <br />the property to the rear of the addition. Mr. Orr believed that they might have <br />to cut out a small area for the garage doors and will waterproof the sides of the • <br />addition; they will maintain the existing grade wherever possible and install a <br />retaining wall in one area. He also agreed to reduce the parking. Mr. Orlowski <br />would like to see a cut of what this is going to look like in relation to the <br />properties an either side along with more in depth information showing trees on <br />the property and the fence on the adjacent property. Mr. Thomas was concerned <br />that deliveries would be made by tractor trailers which might have problems <br />getting into the property thus tying up traffic an Lorain Road. He questioned if <br />a loading zone was required. Mr. Conway advised that they only needed a <br />designated loading area. Mr. Orr explained that their deliveries were not by <br />tractor trailer and pointed out that they do not have lunber, etc. delivered to <br />the office and showed the route trucks would use. Vice Chairman Orlowski would <br />like the developer to come back with a drainage plan, information as to how this <br />will impact the properties on either side, the location of the existing trees <br />including the landscaping which will be added, as well as the relationship of <br />this property to the side street, Stearns Road, the fire station, as well as the <br />two adjacent properties and their drives. He was concerned that there would be a <br />deep depression. He also asked that the developer present a lighting plan along <br />with material and color samples when he returns to the Commission from the Board <br />of Zoning Appeals. Since Mr. Orr intended to have a ground sign in front, Mr. <br />Skoulis would like to see a rendering of that at the next meeting. The members ? <br />had no objections to recommending the variances. J. Thomas moved to refer the <br />Bermett Dover Home Remodelers, Inc., 29341 Lorain Road, to the Board of Zoning <br />Appeals with the recommendation that they grant a 25 foot setback variance for <br />the front of the property as well as a 3 foot variance for the width of the <br />drive, and also a 10 foot side yard landscape buffer where needed, the developer <br />will reduce the number of parking spa.ces to show the appropriate distance from <br />the back, and also the Commission would like the developer to come back with a <br />landscape plan that will indicate landscaping all the way back to the parking <br />area along the side yards, and also a11 the information that Mr. Orlowski <br />requested, including the location of contiguous driveways, as well as the <br />driveway across the street; the location of the residences or buildings on each <br />side of the property; and a more detailed site plan of the 28 by 32 addition in <br />the ba.ck showing the grade difference and indicating any drainage and other <br />engineering that might be necessary and any other usual and customary provisions <br />that are presented with a proposal, including lighting etc., seconded by A. <br />Skoulis, and unanimously approved. <br />IV. COMM[INICATIONS : <br />Ord 92-58 <br />Vice Chairman Orlowski advised that this was the ordinance on recreatiorial <br />vehicles and his only problem is the fact that it reads that "there can be no <br />more than 2 additional vehicles can be parked and stored on a lot outside of a ?. <br />garage".
