Mr. <br />Hollenbeck, sign contractor, had been sworn in previously. Mr. Hollenbeck advised <br />that they are not adding a sign, they are anly asking to replace the signs that <br />are existing. He clarified'that there is a color change in the logo.. However, <br />Building Commissioner Conway noted that the directional signs are also going to <br />include the name „National City Bank", the existing signs only state entrance and <br />exit. The members pointed out that the drives are comQnon to both the bank and to <br />Rini's and are not in favor of the name of these signs. At this point neighbors, <br />Mrs. Schure, Mr. Walczak, and Mr: Kozimor came forward and were sworn in. The <br />proposal was explained to the neighbors. Mrs. Schure was concerned •that they <br />would be moving the signs forward which might hinder visibility. Mr. Gomersall <br />advised that the signs would not be moved, nor would the size change. The <br />neighbors had no other problems with the request. The members still believed that <br />having the name on the entrance/exit 5igns might be confusing since these are <br />comon drives. Mr. Hollenbeck agreed to witYidraw the request to have advertising <br />on the five directionat signs. R. Comersall moved to grant the request. of <br />National City Bank, 23124 Lorain Road, to change the faces of the 4 wall: signs on <br />the building; also a variance to replace the sign face on a prohibited pole sign; <br />a 2 foot height variance to replaee existing directional signs; an 8 foot <br />variance for encroachment into the set back area for exit sign on Lorain Road and <br />a 5 foot 9- inch variance for encroachment into setback area for entrance si.gn an <br />West 231st Street with the stipulation that the variance granted will be null and <br />vaid on January 1, 1998, seconded by W. Purper, and lmanimously appr•oved. <br />Variances granted. , <br />6. Rick arid Sandy Pelger, 24059 Mapleridge Road. <br />Request for variance (1123.12) Request for variance request two 7.5 fvot <br />variances for side yards (house arxl acldition will split 2 lots). Also request 49 <br />foot rear yard variance (adjacent rear lot also belongs to owners). Violations of <br />Ord. 90-125, Sections 1135.07 and 1135.08. Also request special permit to add to <br />a non-conforming dwelling. Speeial permit required Ord. 90-125, Section <br />1165.02(b). <br />Chairman Gomersall called all interested-partiES before the Board. The oath was <br />administered to Mr. Pelger and his contractor, Mr. Salerno. Building Commissioner <br />Conway explained tha.t the Pelgers bought the home recently and were not advised <br />that the property consisted of three separate lots, the one lot line actually <br />bisECts the house and as well as the addition. There is a third lot in the rear. <br />Mr. Conway would like the board to grant a variance with the condition that the <br />lots be consolidated. 5ince this situation should have been noted in the legal <br />description, Mr. Conway has contaeted the title company for verification, but no <br />one has gotten back to him. Law Director Gareau suggested that they merely <br />consolidate the lots. Mr. Conway responded that this could not be done fast <br />enough to build the addition this year. They will have to attempt to_have the <br />title company take care of this since it will cost several hundred dollars to <br />consoliclate the lots. The members agreed to grant the variance for one year. Mr. <br />Gareau asked if they did not do it, would they have to tear down the addition. <br />3
