The oath was <br />administered to Mrs. Gehrke, owner, and Mr. Kwiatkowski, contractor, who <br />explained that the existing addition is deteriorating and they intend to remove <br />that and a shed that is on the property. The new addition will contain a workshop <br />and storage for yard equipment and an antique car. The 1 story addition will be. <br />roughly 46 by 29 feet except for a snall cut out area and the 7 foot door will <br />remain. The members agreed that this was a deep lot. J. Maloney moved to grant <br />the request of Pam and George Gehrke, 6064 McKenzie, for a 572 square foot <br />variance to construct an addition.to a detached garage (the existing addition and <br />shed will be removed prior to construction), seconded by T. Koberna, and <br />unanimously approved. Variarice granted. <br />3. Halleen Chevrolet, 27932 Lorain Road. <br />Request for variance (1123.12). Request 149 square foot variance for total sign <br />area allowed to replace wall signs. <br />Violation of Ord. 90-125, Section 1163.12(A). <br />Chairman Gomersall called a11 interested parties before the board. The oath was <br />administered to C. Halleen, owner, who is planning to replace the wall signs <br />after their remodeling is complete. He presented plans for the new fascia with <br />? the signs. Some small signs are going to be removed on the property, but the body <br />shop sign will remain. The members had no problem with the request. T. Koberna <br />moved to grant Halleen Chevrolet, 27932 Lorain Road, the request for 149 square <br />foot variance for total sign area allowed to replace wall signs, seconded by B. <br />Grace, and unanimously approved. Variance granted. <br />4. Fairview West Physicians Center, 24700 Lorain Road. <br />Request for variance (1123.12). Request variance to replace second existing <br />ground sign (one permitted). Also request variance for location of both <br />replacement signs which are located within the 35 foot restricted triangular <br />area. Violation of Ord. 90-125, Section 1163.12(b). Chairman Gomersall called a71 interested parties before the board. The oath was <br />administered to Ms. Miller, representing the sign company, who explained that <br />they will be replacing both ground signs. The location of the sign on Lorain Road <br />will remain the same, but the Columbia Road sign will be relocated. Mr. Gomersall <br />stated that the Building Commissioner had been concerned about visibility., Ms. <br />Miller clarified that the Columbia Road sign was to be mved about 9 fee`t south <br />since eventually that drive is to be widened. Both signs are to be enlarged to <br />3.5 by 10 feet. There were pictures of the existing signs, but no sizes were <br />specified. It was clarified that the Lorain Road location would not be changed. <br />Mr. Gomersall had no problem with the location an Lorain Road, but was concerned <br />about the Columbia Road location. It was clarified that both signs need variances <br />for location and since only 1 ground sign is allowed per property, a variance <br />will be needed for a second ground sign. The members have no problem with the <br />request for two signs since there are entrances on both Columbia and Lorain. Mr. <br />Gomersall believed that the signs were too large. Ms. Miller responded that the <br />visibility in the area was horrible because of the United Dairy store on the <br />3
