?-
x
and he does not believe that they need a sign. Mr. Elliot responded to the
complaints about noise, maintaining that the workers are on the property from
7:00 to 7:15 a.m. and leave a 3:30 or 4:00 every day, there is no one working
past 6:00 or 7:00 p.ms at the latest. Iie noted` that each sign will cost between
$3,500. to $4,000. per sign and pointed out that at present there is an abandoned
truck, brush and debris on this property. Councilman Nashar verified that the
sign would be 20 feet west of residential.property lines. Mro Conway stated that
there is no requirement that the signs must be 20 foot away. Mr. Elliot stated
that they chose this location to save some nice oak trees. It was clarified that
they are allowed a two faced ground sign and it has been determined that one sign
on each side of a drive is the same as one, two faced sign. The signs will be 5
foot fron the right of way. Mr. Gomersall asked what Mr. Frieg's objections were.
Mr. Nashar responded that, originally, Mr. Frieg was afraid the signs would be
placed within a couple of feet of his property line, but if?they are a min;nnm, of
20 feet from his property they would be acceptable. Mr. Gomersall stated that the
landscaping around the sign would enhance the area. Mr. Elliot explained tha,t
there would be two coaeh lights plus two 100 watt halide ground lights which will
illtaminate the sign. The ground lights will be turned off at midnight, but the
coach lights will be on all night. It was clarified that the light ha.s to be kept
on their property. Mr. Frieg stated that this is the only development that is set
back 400 feet from the road, and he does not believe that these signs should be
larger than the code allows. It was explained that the signs are placed higher on
the wall so that the landscaping can grow Y3igher and not block the sign, and the
trees behind the wall will be on a berm. R. Gomersall moved to grant for Cinnamon
Woods Condominiums, Barton Road entrance the request for a 6.25 square foot
variance for total sign area to install subdivision entrance signs; a 3 foot
height variance over maximum height allowed; and a 5 foot, set back variance from
right of way, with the stipulation that the entrance signs must be minirmm, of 20
foot west of the residential property, seconded by J. Maloney, and unanimously
approved.
9. Custom Patios Plus, Inc. (Carpet Barn), 28300 Lorain Road.
Request for variance (1123e12). Request variance to display patio enclosure in
front setback of the Carpet Barn building. Violation of Ord. 90-125, Section
1139.07 (table).
Chairman Gomersall called all interested parties before the Board. The oath was
administered to Mr. Kehoe, representing Custom Patio Plus. Mr. Gomersall stated
that since this is to be installed in the parking lot, he is concerned since
there is not enough parking as it is. Mr. Kehoe advised that the patio would take
up 3 parking spaces and would be there only for the summer. Building Commissioner
Conway advised that they are short of parking now, and there is parking in the
rear which the eustomers do not use. Mr. Maloney stated that the parking lot was
full over the weekend. Mr. Kehoe explained that there will be no sales person in
the enclosure, only a sign with an address and telephone number of their office.
If there was a problem with the parking, they could move it in twenty minutes. J.
Maloney moved to grant to Custom Patios Plus, Inc. (Carpet Barn), 28300 Lorain
Road, a variance to display patio enclosure in front setback of the Carpet Barn
building, seconded by T. Koberna. Roll call on Motion: Maloney, Koberna, Purper,
and Gomersall, no. Motion failed to pass. Variance denied.
10. Thomas Stemmer, 29930 Lorain Road.
Request for variance (1123.12). Request 20 foot setback variance for addition.
Violation of Ord. 90-125, Section 11139.07. Also request special permit to add to
non-conforming building. Special permit.required Orde 90-125, Section 1165.
Referred by Planning Commission May 11, 1993.
5
