Varianees granted. <br />12. Great Northern Dodge, 26100 Lorain Roado. Request for variance (1123.12). Request 44 foot front setback variance and <br />variance to have display pads in front setback. Violation of Ord. 90-125, Section <br />1139.07 (table). Also request special permit to add to non-conforming building. <br />Special permit required by Ord. 90-125, Section 1165. <br />Referred by Planning Commission June 6, 1993. <br />Heard by Architectural Review Board June 16, 1993. z <br />Chairman Gomersall called all interested parties before the board. The oath was <br />administered to Mr. Shartman, owner, who explained that there will be a cosmetic <br />change to the canopy which will designate the side entrance as the main entrance, <br />and they would like two pads to display cars in the front set-back which is <br />grass. He would be willing to remove the.wide sidewalk in front and replace it <br />with grass. The pad will not be raised. It was clarified tha.t there is 25 foot in <br />fronto Mr. Gomersall questioned why the pads were 16 feet round instead of oval. <br />Mr. Shartman assuned tha.t the architect thought it would look better, and also <br />the cars could be placed on them at. any angle. They ha.ve done extensive <br />landscaping recently and will be landscaping around the pads. He explained that <br />the existing pole sign will be replaced with a new mnument sign when it is <br />available. B. Grace moved to grant to Great Northern Dodge, 26100 Lorain Road, a <br />44 foot front setback variance and variance to have display pads in front setback <br />with the stipulation to remove the sidewalk from the front yard property. Also <br />grant a special permit to add to non-conforming dwelling. Referred by Planning <br />Commission June 6, 1993. Heard by Architectural Review Board June 16, seconded by <br />R. Gomersall, and lmanimously approved. Variances granteda <br />13. Stylin' Concepts, 29919 Lorain Road. <br />Request for variance (1123.12)a Request 8± foot variance for existing side yard <br />(10 foot required) also request variance for lack of 10 foot side yard landscape <br />buffer for the above. Violation of Orcl. 90-125, Section 1139.07. Also request <br />special permit to add to a non-conforming building. Special permit required by <br />Ord. 90-125, Section 1165.02(b). <br />Referred from Planning Conunission June 8, 1993. <br />Chairman Gomersall called all interested parties before the board. The oath was <br />admi.nistered to Mre Case, owner, and N1r. Phillips, builder. Mr. Gomersall noted <br />that there would only be a 2 foot side yard and there should be.10 foot of green <br />area. Mr. Case stated that there was river bed rock in that area at present. Mr. <br />Grace noted that this was, an odd shaped lot and only 96 feet across the front. <br />Mro Case e?lained that the lot is landscaped now with grass and some Australian <br />pines in the rear. Mr. Gomersall believed that they had done a beautiful job with <br />the landscaping. The members had no problem with the proposal. J. Nfaloney moved <br />to grant to Stylin' Concepts, 29919 Lorain Road, their request for an 8± foot <br />variance for existing side yard (10 foot required) also to grant a variance, for <br />lack of 10 foot side yard landscape buffer for the above. Also to.grant a special <br />permit to add to a non-conforming building, having been referred to us by the <br />Planning Commission on June 8, 1993, seconded by B. Grace, and Unanimously <br />approved. Variance and special permit granted. <br />5
