<br />photographs of the adjacent buildings which have parking in the 20 foot front <br />setback. Dr. Kundu would like to partially encroach on that setback in order to <br />have one additional pa.rking space. Mr. Gomersall stated that he agreed with <br />Plaiming Commission's recomendation that this variance should not be granted. <br />Law Director Gareau asked which trees were to be removed. Mr. Burik stated that <br />they are not removing all the trees, but the forester has marked some which must <br />be taken out. Dr. Kundu would li:ke to remove the trees in front, because they <br />obstruct the view of the building and he offered to put in a few small trees. Mr. <br />Gareau stated that taking all the trees down would be damaging the aesthetics of <br />the property. Mr. Burik stated that Planning Commission had requested that they <br />only take out those trees which had to be removed for the parking lot. The <br />members agreed that the 20 feet landscape buffer should be required. Mr. <br />Gomersall explained that the code has changed and when the adjacent businesses <br />come before the board with a proposal, they will then be required to have the 20 <br />feet. Mr. T1aloney stated that only ane space would have to be removed to keep the <br />green area. B. Grace moved to grant a variarace for the Ganterbury Animal Hospital <br />(Dr. Kundu), 26135 Lorain Road, for a 5 foot variance for side yard landscape <br />buffer on the east side and 7 foot variance for landscape buffer on the west <br />side. Also request a variance to have 1 parking space in the 20 foot front <br />landscape buffer. Also request special permit to alter a non-conforming building, <br />negating the variance request for the 1 parking space in the front, seconded by <br />J. Maloney, and unanimously approved. <br />It was clarified that all the variances were granted except the one for the <br />parking space in the front setback. Variances and special permit granted. <br />3. North Coast Academv of Ballet, 27709 Lorain Road. <br />Request for variance (1123.12). Request variance to install 2nd wall sign on <br />building (1 allowed). Violation of Ord. 90-125, Section 1163.12(a). <br />Chairman Gomersall ca.lled all interested parties before the Board. The oath was <br />administered to Ms. Ashie, owner, who maintained that people did not lmow where <br />she was located. Mr. Gomersail commented that there were enough window signs <br />there to let people kmow the location. Ms. Ashie stated that she put those up <br />because she has no other signs up. She has had litt2e response from other types <br />of advertising. The wall sign will be natural cedar and is the same size as was <br />on the building before. The members have no problem with the request. W. Purper <br />moved to grant the request of North Coast Academy of Ballet, 27709 Lorain Road, <br />to install a 2nd wall sign on building (1 allowed), seconded by J. Maloney, and <br />unanimously approved. Variance grant-ed. <br />4. COMP USA. 26425 Lorain Roada <br />Request for variance (1123.12). Request 41 square foot variance for total sign <br />area allowed for a building. Also request 1 foot height variance for sign. <br />Viol.ation of Ord. 90-125, Section 17_63.12(a). <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Strance, COMP USA, NIr. Finniger, and Mr. Wasserman, sign <br />contractors, who explained that they miscalculated the square footage of the sign <br />and actually only required a 33 square foot variance. He presented photographs of <br />the building and stated that this sign is comparable to the other major tenants <br />in the center. The height variance is needed because this sign has a tag line <br />which explains that this is a mega store and there is only one other store in the <br />Greater Cleveland area on the far east side. They also need some visibility on <br />Lorain and Brookpark Roads. Mr. Gomersall noted that this sigm is in keeping with <br />the others in the center. B. Grace moved to grant for COMP USA, 26425 Lorain <br />Road, for a 33 square foot variance for total sign area allowed for a building. <br />Also to grant a 1 foot height vari.ance for sign, seconded by W. Purper, and <br />unanimously approved. Variances granted. <br />2
