? <br />Chairman Gomersall called all inrerested parties before the board. The oath°was <br />administered to Mr. Heppler who explained that he did not realize he needed a <br />building permit for a hot tub and deck and the addition behind the garage is a <br />game room, it could not be used as a garage. It was clarified that the buildings <br />exceeded 20% of the rear yard by 612 square feet. Building Commissioner Conway <br />advised that the back yarcl is about 4,400 square feet, and about 40% of the rear <br />yard is covered. Mr. Heppler stated he could not get his vehicles in the garage, <br />it was used mainly for restoring antiques. He has not completely finished the <br />game room, but there is no way for a car to get ba.ck there. It was clarified that <br />the garage is cinder block and the door into the roan is metal. They constructed <br />the deck and hot tub after a solaritun had been built and it was not large enough <br />for the tub. I?ir. Koberna advised that even if he gets his variance he will have <br />to get permit and his construction will have to be i.nspected even if he has to <br />remove some of the dry wall. Mr. Conway stated that the Building Department will <br />inspect the room. Mr. Gomersall advised that if this does get approved, he should <br />be aware tha.t no more building should be done on the lot. W. Purper moved to <br />grant a request of Stark W. Heppler, 2801 West 230th Street, tor a 612 square <br />foot variance for rear yard coverage exeeeding the 20% allowed for deck with hot <br />tub and addicion to rear of garage (already constructed), seconded by J. Maloney, <br />and unanimously approved. Variances granted. <br />Michael's Crafts, (formerly Uffice.Warehouse) 4706 Great Northern Boulevard. <br />Request for variance (1123.12) (AMEDIDED REQUEST). Request 137 square foot <br />variance for wall sign exceeding the 75 square foot permitted. Also request 72 <br />square foot variance for total sign area allowed for a business tmit; and 5 foot <br />variance for height. Violations of Ord. 90-125, Sections 1163.12(a) and <br />1163,11(c). <br />Chairman Gomersall called all iriterested parties before the Board. The oath was <br />administered to Mr. Ruff, sign contractor. Mr. Koberna noted tha.t the mansard is <br />approximately 9 foot high and the sign has 9 foot lettering. Mre Ruff responded <br />that since the building was so far back from the road, they needed the larger <br />letters. Building Commissioner Conway advised that the Architectural Review Board <br />had suggested that the sign just say Michael's Crafts instead of listing all <br />their products and serviees. Mr. Rvff nbted that, at that time, he had not lmown <br />the name of the business. Mr. Conway clarified that the sign area was originally <br />figured incorrectly, but the amended request is correct. The members discussed <br />reducing the letter sizeo It was agreed that the "Michaels" letters must be <br />reduced to 5 feet high and the "arts and crafts" could be 18 inches. J. Maloney <br />moved to grant for Michael's Arts and Crafts, 4706 Great Northern Boulevard, the <br />request for a wall sign exeeeding the 75 square foot permitted which will reflect <br />5 foot high lettering for Michaels and 18 inch letters for "arts and crafts", <br />seconded by R. Gomersall, and unanimously approved. Variance granted. <br />Gilbert Reis, 25346 Butternut Ridge Roada <br />Request for variance (1123.12). Request variance to place 6 to 8 foot fence in <br />75 foot corner lot setback and a solid fence taller than 30 inches in front <br />setback. Violation of Ord. 90-125, Section 1135.02(f)(2). <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Reis. Mr. Gomersall stated that in places this would be an 8 <br />foot fence with a solid fence, over 30 inches,in the front setback. Building <br />Commissioner Conway explained that the front setback was 50 feet from the house <br />to the sidewalk. Mr. Gomersall was coneerned about the fence in the front. Mr. <br />Reis responded that the fence was carried around the front for aesthetics, it <br />wood not look good if the fence just stopped in the front. Mr. Gomersall <br />6
