<br />and removing 2,400 watts. Mr. Giesser ma.intained that the residents want the <br />security lights because juveniles congregate there. He explained tYie plans to Mr. <br />Tallon who questioned why they need 1,000 watts in the back. It was claxified <br />that one of the 1,000 watt lights was to illuminate the cars. Mr. Tallon believed <br />that this is the same as a sign and there should not be an outdoor showroom. Mr. <br />Orlowski believed that at least 1 light should be eliminated in the bank of 3 <br />along the east side. Mr. Tallon suggest that if someone wanted to see a car which <br />was in the back or side, it could be brought up front. Mr. Giesser stated that <br />the residents had no objection to the lights on the back of the other Halleen <br />lot, and it was the glare they objected to, not the lights and after they saw the <br />lights with the shields installed they were satisfied. He explained that they had <br />devised their own shield. He clarified that the lights on the east were 75 feet <br />apart. Mr. Schmitz, a neighbor, came forward at this time and studied the plans. <br />It was clarified that the lights on the property now were sodium, and the new <br />lights would be metal ha.lide which would seem brighter. Mr. Schmitz objected to <br />their showing cars,in the back, since the neighbors really did not want to hear <br />them diseussing the cars. He noted that they did not show cars in the back now. <br />After some discussion it was decided to reduce the lights in the side and the <br />back to 500 watts (there are no lights on that side of the building), the front <br />lights would rema.in 1,000 watts since they were in the commercial area. Mr. <br />Thomas indicated the changes on the plan. Mr. Schmitz agreed that the shields <br />that they saw had been acceptable to them. Mr. Giesser stated that the red neon <br />stripe across the building had been eliminated along with the arches. R. Tallon <br />moved to approve the proposal to renovate the exterior and add exterior lighting <br />for Oldsmobile of North Olmsted (formerly Halleen Truck Lot), 27871 Lorain Road, <br />to include that the back 4 lights on the east and south side be reduced to 500 <br />watts (from the middle of the building ba,ck). The Commission also recommends that <br />the fence be raised 2 foot along along the property line as previously agreed to <br />by the neighbors, seconded by L. Orlowski, and tmanimously approved. Mr. Gorris <br />asked if Mrs. Botson, who had written several letters regarding the fence and the <br />lighting, had attended the meeting with the developer an the lights. Mr. Schmitz <br />advised that she had been out of town. Mr. Gorris requested that her letters be <br />forwarded to the B.Z.D. Committee. N`?r. Gorris then gave Mr. Giesser two copies of <br />minutes regarding the lot across the street: the Planning Commission Minutes of <br />June 26, 1979 in which Mr. Halleen stated that he intended to use the lot he was <br />splitting off behind the residential house that he was selling on East Park Drive <br />for a buffer zone between corrmiercial and residential property; also, Board of <br />Zoning Appeals minutes of April 18, 1968 in which a variance was granted <br />conditioned upon shrubs being planted along north line as a buffer between <br />comnercial and residential. <br />2) Bennet Dover Home Remodelers, 29341 Lorain Road. <br />Proposal to convert existing dwelling into a sales office including the <br />construction of an addition to the rear of the building. <br />Heard by Board of Zoning Appeals January 19, 1994: <br />Mr. Orr represented Bennet Dover and Building Commissioner Conway presented the <br />revised plans. He advised that the plans have been modified to show what the <br />Planning Commission had requested and the variances that were granted. Mr. Thomas <br />explained that Mr. Orlowski had been concerned because the developer was going to <br />excavate a portion of the land in the rear to create space for the addition and <br />the Commission had requested some additional landscaping. Mr. Orlowski asked what <br />size dumpster was planned for the 30 by 24 foot dumpster enclosure. r1r. Orr <br />replied that, since they do bring in the debris from demolitions of their <br />remodeling jobs, the 40 yard dumpster would be needed, and that the enclosure had <br />2
