The <br />new desigu has been created to be a uuique focal point for the new tenant, but still will be <br />compatible with the rest of the center. He then presented Mr. Fiolla, arclutect for Best Buy, who <br />eaplained that because of the size of this project they intend to add a three dimensional <br />appearauce to the present structure wluch is basically one dimensional. He presented a colored <br />rendering and explained that the color on larger rendering is far more accurate than the one in the <br />booklet. The entrance way will project out and returns to the existing building, there will be a <br />standing metal roof on the sloped root the red grillage is open and'is on the entire front aud goes <br />back into the vestibule. On the front of the building, up to 10 to 14 feet above the walk, they will <br />iustall face brick in a two tone clay masonry. Above that they will use an integrally colored <br />masoury material. There will be four, 24 inch round columns at the focal point of the building <br />which will be painted a crimson red, the other columns will be the same green as those that are <br />presently on the center. Mr. Papandreas stated that they will not be adding any new mirrors to <br />this store front, and will be using a synthetic finish system on the focal point of the elevation. He <br />noted tliat the height of the peak is probably about 4 feet above that of Marshall's. There is also a <br />letter in the brochure from Traff-Pro, their traffic consultants, which indicated that there would be <br />a slight increase in traffic from what is existing, about 36 trips per day (brochure noted 36 in the <br />P.M. ). He presented a photograph of the rear of the shopping center and sketched in the addition <br />as it would appear looking north from Marshall's. He clarified that the existing stores would <br />remain the saine colors. Two existing stores, Hallmark and Avon Boot, will be relocated to the <br />uorthern section of Plaza South, but they are in the process of executing a lease cancellation <br />agreement with Gentry's. In reference to the variauces required, Building Commissioner Conway <br />advised that they would need a special permit since this is a non-conforming building due to the <br />location of the existing building from the lot line, and clarifi.ed that there was not the required 25 <br />foot setback from anchor store "A" off the property line and it is 20 feet now. The addition will <br />conform. Also since the codes have changed a$d by incorporating the overhangs on the building, <br />there is 32 percent of the lot covered and they are offily allowed 25 percent, at the tiune the <br />building was constructed 29% was covered. Mr. Papandreas noted that at the time this building <br />was built, this code was not in place. Mr. Conway explained that the third variance was for <br />signage, but he does not have the specifics at this time. He further stated that there are one or two <br />parking spaces that he does not believe will work, however eliminating those will not briug their <br />parking below code. Since the commission had no further questions, Mr. Gorris asked for <br />audience participation. Mr. Hogan, president of Country Club Condominium Association which <br />abuts the property involved, objected to the short notification period for this hearing since he <br />claimed that they only received notification on Friday, and he has been unable to discuss this with <br />the residents. Mr. Gorris advised that the ordinance required a 5 day notification period, but <br />assured him that this is just the begiuning of a very long process and explained how the proposal <br />would proceed and there will be time to give the residents a chance to raise their objections. In <br />reference to loading and u.nloading, he was advised that no deliveries could be made between <br />9:00 p.m. and 8:00 a.m. the neat morning if it causes a disturbance. Mr. Conway clarified that <br />there could be areas in the center where unloading would not disturb the residents. Mr. Hogan <br />asked if the city required any additionallandscaping or screening between this proposal and the <br />complex. Mr. Orlowski asked what they wanted for screening. Mr. Hogan pointed out that the <br />area belund Plaza South looked far better than the area behind the Handy Andy store which <br />looked positively terrible. He does not want this area to become like that. He was again assured <br />that there would be no final approval touight and there would be tiune for the board to discuss this <br />0 <br />`C. <br />2
