<br />similar restrictions in their lease. Tlus is the first letter that has been brought to his attention, they <br />are seusitive to the residents' concerns and will try to address them. Mr. Benson noted that it <br />would create a traffic problem if vehicles stopped in front of the store for customers to pick up <br />large appliances, etc. Mr. Papandreas explained the traffic pattern and Mr. Johnson again <br />explained that there would be a central distribution center specifically for appliances and estimated <br />that 85 percent of their appliances would be delivered from that point, not from inside the store. <br />In the event that someone did want to take a large appliance home, it would be loaded from the <br />warehouse inside the store aud an employee would take it out the front door. Most of the smaller <br />items would be taken out the front door. Mr. Benson stated that his company stipulates that there <br />were to be no trucks from 9:00 p.m, to 5:00 a.m. but truckers ignored it and parked all night with <br />their motors running; this was a continuing problem until they installed gates. He suggested that <br />the road should be blocked off duriug these hours. Mrs. Buters who lives directly behind the Best <br />Buy location believed that it would create a lot of traffic and asked if the service road was just <br />going to be asphalted over. Mr. Papandreas stated that they will evaluate the existing conditions <br />and how they could create a suitable base to come up with an overlay over the entire road, not <br />just patch it. He did not want to promise a lot of expensive alterations when Country Club <br />Condominiums might be participating in that cost. He understood that there was some kind of <br />easement agreement or some kind of warrantee deed that identifies easement rights that exists <br />between Biskind Development and Country Club Condominiums vvluch spells out that there is to <br />be a sharing equally of expenses for the maintenance and repair of that road. He is researching <br />this at this time. Mr. Hogan stated that when any easement agreements were written, the south <br />plaza was not there. Mr. Gorris stated that he believed that it was imperative that there be a <br />meeting between Biskind Development and Country Club Country Club Condominiu.ms. Mrs. <br />King advised that the board had advised them that they had no choice but to vote for the land <br />swap that made it possible for the center to be built. Later they found out that they could petition <br />to overtum any agreement made by the board. She stated that they had been complaining for <br />years about problems with Handy Andy. Mrs. UUtworth stated that this store will disrupt all the <br />residents and may only stay in business a year. She complained about the traffic conditions in the <br />area and on the freeways and stated that she will fight to keep this from going through. Mr. Gorris <br />questioned how the proposal could be stopped if the property was zoned properly. Mrs. Grimes <br />stated that Biskind should have notified the condominiums prior to going to the city, because they <br />know the residents do get involved. She fiuther stated that if the board had not agreed to the <br />property switch (for the original construction of Plaza South), the recreation area would have had <br />a shopping center surrounding it. Mr. Miller pointed out that the developers had agreed to meet <br />with the association and to repair the road so some progress is being made. Mr. Peters cited the <br />dangerous situation at Plaza South since the pillars are thick, close together and close to the road <br />and since people cannot see the cars, there have been many near accidents with people walking in <br />front of traffic. Mr. Papandreas advised that they have reduced the number of pillars in front of <br />the elevation and there are about 20 feet between the columns most of which are 8 inch columns on piers. The curbing is painted red, to help identify the fire lane and for the purpose of showing <br />that a pedestrian is approaching a road. Mr. Orlowski asked Mr. Papandreas to consider keeping <br />the height of the store front in line with M. C. Sporting Goods and did not think there should be <br />a contest as to who should have the highest entrance. He would also like Best Buy to look into <br />the crimson red and the signage, even though these items do not have to be addressed at this time, <br />he would like them to consider a more muted color scheme. He suggested that they study both the <br />noise problems and the. aesthetics at the northern intersection of the service road; and also asked <br />that they consider an extension of the split face block screen wall and additional landscaping.
