V. NEW DEVELOPMENTS AND SUBDNISIONS: <br />1) Hetuiie Homes: Block "A" Lot Split. <br />The proposal is to split block "A", ofthe recorded (volume 262 Page 50) Cinnamon Woods <br />Dedicatiou Plat into tluee (3) residential lots. Location is the west side ofBarton Road abuttiug <br />Olmsted Towuslup at the North Olmsted south corporate line, and abutting the east property line <br />of Cuviainon Woods Development. Zoning is `B" Residence, Single, entirely, recently re-zoned <br />by Ord. 93-155); two of the three proposed sublots conform to `B` Residence requirements for <br />fi-ontage for a`B" residence zoue and will require referral to the Board of Zouing Appeals. <br />Mr. Slagter, represented Hennie Homes, aud asked that the request be referred to the Board of <br />Zoniug appeals. The members were familiar with this since they had requested that the property <br />be rezoned. J. Thomas moved to refer the Hennie Hoines, Block "A" Lot Split the proposal to <br />split block "A" ofthe recorded (volume 262 Page 50) Cinnamon Wood Dedication Plant into. (3) <br />residential lots and to refer the nou-conforming lot to the Board of Zoning Appeals and <br />recommend that they approve the request for variance, seconded by K. O'Rourke, and <br />uuanimously approved. <br />V. COMMUNICA'TIONS: <br />Ord. 94-95. W. Thomas suggested that the review of the ordinance should be deferred until there <br />is a larger attendance of the members. Mr. Orlowski agreed, but he would like some additional <br />information. He wondered if the schedule iu Sectiou 1138.05 was going to be left in the new <br />ordinance. Assistaut L,aw Director Dubellco advised that they noticed this today and they will be <br />adding a new exlubit "A". Buildiug Cominissioner Conway advised Mr. Orlowski that the current <br />zouing code for both the side and rear yards refers to Section 11137.07 and this is a complicated <br />formula for figuring the setbacks from the property line. This is designed to give the Planning <br />Commission more flexibility in dea]ing with these. Some side yard minimums have been stated <br />because in most cases the development will be facing Lorain Road and abutting a similar use. The <br />rear yard will be inaintained with more restrictive setback, but will give Planuing Commissiou <br />more flexibility depending on the use in the rear. Mr. Orlowski asked if the 15 foot setback <br />required for roof top units was to be deleted since it is not included. Mr. Conway will have to <br />check into this. Nlr. Orlowski presented a memo requesting that when an ordinance is presented <br />to the Plauning Commission, the changes should be lughlighted to make it more clear and also <br />suggested that the original ordinance be on a separate page. He would like the whole process <br />simplified. He preseuted a memo wluch is to be sent the Clerk of Council as a formal request. J. <br />Thomas moved to table Ord. 94-95, secouded by K.
