A resident <br />speaking from the audience asked if this corner property does not abut residential property on <br />Silverdale. He was advised that it did, that the variance against this parcel was existing, and that <br />the abutting property owner had been notified of the hearing on the proposaL <br />4) Unoca176 Service Station, 28233 Lorain Road. <br />Proposal to renovate building, construct a small addition, and add landscaping. <br />Referral to Board of Zoning Appeals is required. Tabled at June 14th meeting. <br />Mr. Ulisse, representing the owner, presented the revised plans for the service station on the <br />southwest corner of Lorain and McKenzie Roads. 'I'hey are proposing a 33 by 30 foot addition <br />which will match the existing building, along with a pitched gable roof across the front of the <br />building, and including a planter with a raised bed containing mulch, evergreens, and plants <br />which will be installed at the corner. They are asking for a setback variance for the proposed <br />addition, they have revised the parking and would like to continue to use the existing guard rail at <br />the west end of the property (this is slightly in from the property line). At the request of Mrs. <br />Hill, a neighbor across the street, they are also requesting a 10 foot variance at the southeast <br />corner of the property to have a buffer beguuung at the driveway with a radius to the side of <br />McKenzie and continu.ing 10 feet across the back which would be heavily landscaped to act as a <br />buffer. The planter on the north will butt up against the telephone. Mr. Orlowski would like a far <br />more dense green area, such as conifer trees, startiug at pazking space number 11 and continuing <br />along the south boundary and coming all the way down to the McKenzie Road drive. Mr. Ulisse <br />agreed to revise the landscape plan to conform. He fiuther advised that a 7 foot, 6 inch deep trash <br />enclosure was to be constructed across the back of the building to hold parts before they are <br />picked up to be recycled. One ofthe owners advised that this trash enclosure had to be that large <br />in order to screen a fuel tank, gas lines and other items along with holding the trash and would <br />shield all this from McKenzie Road. The waste oil drain would be outside of this enclosure. The <br />dwnpster cannot be moved further west because of the gas lines and aLso to be convenient for <br />pickup. Mr. Orlowski agreed that the fencing is necessary, but they also need heavy landscaping. <br />The existing utilities can be used. Mr. Ulisse advised Mr.1Vi'iller that they do intend to keep the <br />planters which are on the properiy and are about 3 feet tall and 3 feet wide so they do not <br />obstruct visibility. He finther advised Mr.lViiller that these planter would be cleaned by the <br />owners, that they have already cleaned up the lot somewhat and removed some of the cars. They <br />do intend to stripe the parking spaces. He presented color samples of a light gray shingle on the <br />pitched roof and advised that an orange stripe will be painted on the back of the build.ing which <br />will be white. They will be matching the rest of the rnaxerials that are existing. In reference to the <br />planters, Mrs. O'Rourke would like larger planters or, at least, the plants replaced with something <br />bigger. Mrs. Hill, the neighbor across the street, believed that cutting the planting strip down to <br />10 feet and making it longer and more dense would enhance the area, and also agreed that the <br />plants in the planters should be bigger. She thought that these plans:would be a big improvement <br />to the area. She cautioned them that they must water the plants, the ones they planted la st year <br />died.from lack of water. It was clarified that they could keep the landscaping at the same width <br />and taper it around to the drive and it was,noted that the 20 foot landscaping was relative only to <br />the parking. The Architectural Board should review the type of plants. It was decided that after <br />6
