4- <br />Appeals it can be forwarded directly to Council. B. Goms moved to refer the Ashton Norris <br />Company, 31469 Lorain Road to the Architectural Review Board for their comments as they relate <br />to the landscaping and the exterior of the building. We would then refer tlus on to the Board of <br />Zoning Appeals and it is our understanding that they are required to have five variauces, two are <br />existing for the stiucture, so the remaining 3 relate to the side yard setback and the loading in the <br />front setback aud it is our recommendation that these variances be granted. It is also our <br />understanding that there will be no request for a rear yard variance because the of the landbanking <br />of parking spaces to be mutually agreed upon by the developer and the Building Commissioner, <br />seconded by L. Orlowski, and unavunously approved. <br />2) Space Age Industrial Design, Inc. 31251 Bradley Road. <br />Proposal to construct office and shop addition to existing building. <br />Mr. Hardy, owner, presented plans to increase the shop area in the back with a 65 by 80 foot <br />expansion and also to construct a 50 by 35 foot office expansion. All materials will match the <br />existing building and the height will be the same. Mr. Orlowski asked if they intended to continue <br />the arborvitae down the side of the property on the eastern side of the property. Mr. Hardy was <br />not plaianiug to, but would have no problem doing it. He further advised that the driuns behind the <br />building contained steel chips and they were behind the building waiting for pick up. Most of their <br />rubbish is paper which is kept inside. Building Commissioner Conway stated that the 10 parking <br />spaces were more than sufficient and there is no parking in the rear of the building. Mr. Hardy <br />advised that he intended to expand to the rear in the future. The zoning is Limited Industry. Mr. <br />Colby, a resident to the rear, was advised that no variances or rezoning was required and that the <br />building meets all setback requirements. Mr. Hardy showed Mr. Colby the plans, and explained <br />that the expansion would only come back about 80 feet, and the property goes back about 1,000 <br />feet. They will only remove the trees necessary to build the addition. Mr. Hardy clarified that he <br />could build up to within 100 feet of the rear property line. Mr. Colby stated that he hopes he does <br />not, but he has had no problems with this facility at present. Mr. Miller asked if there was a need <br />for emergency vehicle access around the rear of the property. Mr. Conway stated that he thought <br />that as long as the paved access allowed the Fire Department to be within 150 feet of the most <br />remote point of the building, it would be sufficient, but advised that the Fire Department would <br />review the plans before a permit is issued regardless. Mr. Hardy explained that they were required <br />to put a hydrant on the property, the members noted that it was shown on the plans. It was decided <br />that, unless the Architectural Review Board had some problems with the proposal, it could go <br />directly to Council after review by the Architectural Board. L. Orlowski moved to refer the Space <br />Age Industrial Design, Inc., 31251 Bradley Road, proposal to construct office and shop addition <br />to the existing building, to the Architectural Review Board to review the proposed brick and block <br />to match existing materials and ask that they look at rest of the building and also the continuation <br />of the arborvitae down the eastern portion of the parking; also to refer this to the Safety <br />Department for their input. It is to be noted that if there are no material problems that cannot be <br />worked out between the developer and the Architectural Board, this proposal should then be <br />forwarded directly to Council, seconded by P. Miller, and unanimously approved. <br />3) Ponderosa Steakhouse, 25779 Lorain Road <br />Review of existing mural on building. <br />2
