ROLL CALL: <br />Chairman Zergott called the n-eeting to order at 5:35 p.m. <br />Present: S. Krieger, T. Gallagher, Y. Sohn, and B. Zergott. <br />II. RE'VIEW AND CORRECTION OF MINUTES: <br />B. Zergott moved to accept the minutes of March 16, 1994, seconded by Y. Sohn, <br />and unanimously_approved. <br />III. SIGNS : <br />Heard with building plans. <br />N. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) Wendy's Restaurant, 26650 Lorain Rd. <br />Proposal to construct snall addition,to restaurant and reconfigure parking area. <br />Referred by Plarming Comnission on March 29, 1994.- <br />Heard by Board of Zoning Appeals April b, 1994. <br />Mr. Kikendahl, representing Wendy's, and Mr. Dixon, architect, presented plans <br />for the renovations to the buiiding which include bringing the rest rooms up to. <br />A.D.A. requirements; constructing a small addition to upgrade the kitchen along <br />with adding a few.seats; installing an outdoor cooler; removing the old roof and <br />red mansard and replacing it with the new roof system; renovating the paxking lot <br />(one drive will 1e removed-at the request.of the Engineering Department) and <br />upgrading the landscaping. He presented a material board showing a new roof <br />system with the corporate colors and some split face block which is to be <br />installed below the windows. Mr. Kikendahl advised that if the mansard does not <br />completely hide the roof top imits they will add a lattice type structure around <br />them to match. The mansard is brown.plastic with red bands on the top and bottom, <br />but they have no material or color rnunbers. 'Mr. Dixon explained that this is the <br />same material that was used at the Westlake Wendy's at Crocker Road. The cooler <br />will be a molded fiberglass imit which can be any color. The red tile band around <br />the drive thru window will match the.red on the roof. Mr. Sohn stated that the <br />city is trying to irnute the bright recl colors throughout the city. Mr. Gallagher <br />stated that he has seen the Wendy's in Westlake and the red is not too bright. <br />The wooden dumpster enciosure will be stained brown to match the building. There <br />will be a barxi of fluorescent lights hidden under the band to wash the building <br />and the existing soffit lights that wash'the sidewalk will be replaced with a <br />more modern fixture. Mr. Dixon advised that the person bringing the landscape <br />plan has not arrived as yet. In regard to the comon drive, Mr. Kikendahl stated <br />that the adjacent property with the common drive is owned by Tony Difore, and Mr. <br />Difore's wife ha.d advised him that there is an existing easement but it is at the <br />bank. Mr. Kikendahl is trying to get a copy of it. The developers advised that <br />the sidewalk would slope down in a long ramp to the handicapped spaces so that <br />customers will not trip over it. B. Zergott moved to accept the Wendy's project. <br />as presented with the conditions that they supply the board with code rnunbers for <br />the split face block, color numbers etc., as well as a landscape plan which can <br />be approved later, and also with the conditions that the roof top units are <br />1
