She would like the <br />developers to look elsewhere where there are fewer residential areas, perhaps the <br />Industrial area. She mentioned the problems that the residens have ha,d with <br />Biskind Development Company and wondered about his taste when he ma.de certain <br />stipulations. Mr. Dempsey, representing Colebrook Condominitmns, agreed that the <br />buildings should be brick which would blend in with their buildings and again <br />requested an 8 foot brick fence, instead of a 6 foot board on board fence with as <br />many trees as possible on the mound. He would like the ditch filled in if <br />possible, especially since the mound might erode into the ditch. Mr. Zergott <br />stated that he saw no benefit in having an 8 foot high wall against anotlier brick <br />wall. He would suggest going to a brick building and having a wood fence. Since <br />the adjacent brick buildings are various types of brick, it was questioned what <br />brick the wall should match. Mrs. Schuler stated that they wanted the brick for <br />security, maintenance, and to buffer sound so any color would be acceptable. Mr. <br />Zergott asked if the money should go into the wall or more landscaping. Mrs. <br />Schuler did not believe that this should be a problem. Mr. SoYm advised that this <br />proposal should be tabled in order for the developer to return with revised plans <br />with a better design for a stronger architeetural statement on the front <br />entrance, for a brick on three walls, and a design for a brick fence. Mr. <br />Gallagher siarunarized the issues. A brick building was suggested, the lights <br />should be 26 feet high, and the light should not exceed the property li.nes, it is <br />imperative to protect the people in the condominiLUns even if trees have to be <br />removed, because trees can be planted; he, personally,is recommending an 8 foot <br />brick wall; this building is actually a box, and needs some kind of an <br />architectural feature; they will not run water into the ditch on the east side; <br />the plantings should tighten the mound so that it does not erode; it is his <br />understanding that the sewers do not run into the ditch, there should be proper <br />draina.ge to-that ditch, whatever it takes drain tile or whatever; and finally, <br />the:board would like to see specific colors, material identification, etc. an <br />everything. Mr. Sohn would like to see samples of all materials and colors. In <br />response to Mr. Skoulis' question, Mr. Gallagher stated that he mainly addressed <br />the -mound on the east, but he does not know what should be done on Brookpark <br />Road, the 42 foot. mound will shield headlights, and there should be some <br />protection from the pole lights if the fixtures are shielded. Mr. Skoulis <br />suggested that he would like the home awners to meet with the developers and Mr. <br />Zergott to work something out that would be acceptable to all parties. Mr. <br />Zergott ad.ded that if the developers can do such a good landscaping job between <br />the Corporate Center and Wal-Mart, they can do as nice a job everywhere else. <br />With a brick building, he.did not see the n,eed for a brick wall and would rather <br />see a natural wood fence. This can be decided at Planning Commission. B. Zergott <br />moved to table this pro ject and have it come back to the board with a different <br />set of plans showing a brick building with a little more character with the <br />recommendations that the landscaping be improved that is going to be more in the <br />public eye and for the residents who live around the site, seconded by T. <br />Gallagher, and imanimously approved. <br />ADJOURN=: <br />VI.
