that he could eliminate.some seating inside to compensate for the paxking. This
would be a seasonal use. Mr. Zergott stated tliat if he intended to do this he
should make an area with brick pavers and enclose it completely with landscaping
to prevent a child rtinning out into the drive-thru drive. Mr. Sohn stated that he
would like to see a drawing also. Mra Conway suggested that he draw plans which
could probably be submitted to Planning Comission as a minor change, but then it
would have to go to the Board of Zoning Appeals for a formal meeting. Mr. Conway
clarified that the members had no problem with the ground sign, even if it had to
be 5 by 5 feet square (if the cone cannot be set above the actual sign) that they
they perfer the sign on the awning, rather than a roof sign, and there is no
problem with the condensing imi.ts in back. He clarified that he doubted that the
roof sign would be permitted, and was sure it would have to have a variance. T.
Gallagher moved to approve for the Ice Cream Parlor, 27045 Lorain Road, the
awnings as shown., the encompassing of the air conditioners with a board on board
fence to match the building, and to approve the ground sign as shown, seconded by
B. Zergott, and unaniinously approved.
2) Your Typewriter Company, 29975 Lorain Road.
Temporary ground sign which owner would like to keep permanently.
Approved by Board of Zoning Appeals as a temporary sign an 2/3/93.
Mr. Fletcher, sign contractor, explained that they had a pernianent sign and a
temporary sign approved about 9 months ago. This is a new owner and he cannot
afford to get a permanent ground sign, and he would iike to keep what is there
• permanently. 'Ihe sign would still need a vaxiance for the location even if it is
approved as a permanent sign. Mr. Zergott believed that this sign looked like it
was temporary. Building Commissioner Conway stated that the board had been trying
to eliminate this type of sign throughout the city. He would like this policy to
be consistent, one way or -the other, because if this sign were approved, it would
be difficult to hold to higher standards with other businesses. They could apply
to the Board of Zoning Appeals for an extension. Mr. Zergott stated that if the
B.Z.A. extended the time it would be acceptable to him, however, this sign looks
too temporary to be on the property pennanently. He suggested that that they
could put it on some nice looking wood posts and frame it in, and then it might
be acceptable. Mr. Gallagher suggested?that he get the extension, and then return
to the board with some improved plans, and perhaps the members could -make some
suggestions. B. Zergott moved to disapprove making this sign a permanent sign,.
and suggest tha.t they go through tYre Board of Zoning Appeals to see what kind of
extension they can get, seconded by T.. Gallagher, and unanimously approved.
IV. OLD BUSINESS:
1) Wal-Mart Stores Inc., Property located an the south side of Brookpark Road.
Informal review of building materials submitted to Planning Conunission 4/9/94.
- (No representative will be present).
Heard later in the meeting.
2) Wendy's Restaurant, 26650 Lorain Road.
Informal review of landscape plan as requested at meeting of April 20th, and
subr, lission of finish materials list. (No representative will be present).
Heard la.ter in the meeting.
V. NEW BUSINESS: (Heard at this point.)
2
