./ ? <br />canopy is merely an add on feature. Hopefully, now that Best Buy will be here, it will open the <br />door to make these changes. Mr. Zergott asked if these changes would not stand out. Mr. <br />Papandreas responded that they would stand out, but they would be compatible. Mr. Gou1d stated <br />that this will include some of the elements of Plaza North and still be compatible to Plaza South. <br />He did not believe that this was a radical difference since they would.be dealing with some of the <br />same materials and colors. Mr. Papandreas presented the plans for the landscape buffer between <br />Handy Andy's and the most northeasterly building of Country Club Condominiums. Even though <br />Plaza South is a different entity from Plaza North, in this instance because Victoria Lane is an <br />access drive that services both plazas and there is an ongoing problem with Handy Andy, they <br />have agreed to resurface Victoria Laue drive, and create a screening and buffering element that is <br />similar to what exists behind Plaza South. He presented the plans that were submitted to Country <br />Club Condominiums. They are also going to be adding 8 honey locust trees adjacent to the <br />theater that were required some time ago by a previous architectural board and never installed. <br />The new mound will be 2 or 3 feet in height and will have more variety than what exists behind <br />Plaza South. Mr. Benson, representing Country Club Condominiwns, has contacted the people in <br />the adjacent building who asked if the mound could be moved away from the property line where <br />there are existing bushes. There is some existing parking in that area, and Mr. Gould requested <br />that this be kept for the parking count (the condo residents use and maintain it). It was determiued <br />that the berm shou.ld start at the property line and go north toward the service road, about 21 feet <br />in. Mr. Fiala noted that this would also keep the planting away from the power lines. Mr. Zergott <br />pointed out that the sea green juniper does not grow to 6 feet in height, as shown on the plans, it <br />only grows to be about 3 feet and that that it is a good variety, but if they want the height, it <br />would be best to use another type. He has no problem with the red spire. He also stated that the <br />concolor fir was hard to obtain, and it might be better to chose something like blue spruce which <br />is.more available and would stand up to the conditions in the area. They will check this out with <br />the nurseries in the area. Mr. Sohn had submitted several comments which Mr. Zergott read. (see <br />attached). Mr. Zergott was concerned that the patina green on Best Buys was not compatible with <br />the rest of Plaza South and would like to see that color repeated on the Marshall's roof. The <br />developers noted that this green is on Plaza North which wraps around to the arcade and is visible, <br />from Plaza South: Mr. Fiala stated that this was done at the, suggestions of the, owner in <br />anticipation of doing the renovations later which would be more in keeping with Plaza North. <br />They presented pictures showing of the proxunity of the two centers. Mr.. Gallagher noted that <br />the other tenants will see this and will request that it be done on their u.nits. Mr. Zergott is still <br />concerned about the green and again mentioned that he would like this repeated on Marshall's <br />roof. Mr. Papandreas did not believe that could be done at this time, but it could be part of their <br />renovation plans in the future. It was noted that some of the units give a stage front appearance <br />and only one or two of them have a return. Mr. Papandreas stated that with the renovation, they <br />might construct feature canopies with a return standing seam roof but this will be addressed at <br />that time. Mr. Zergott stated that he liked what they are doing, but is still concerned that the <br />green roof would stand out. He would like them to look at the possibility of changing Marshall's, <br />but Mr. Papandreas believed that this must be done in conjunction with tfie entire renovation. T. <br />Gallagher moved to accept the Best Buy proposa15117 to 5152 Great Northern Plaza South, as <br />presented with the condition that the landscaping in the rear be moved back 21 feet that they <br />look into the blue spruce in place of the pine shown on the plans, and that the patina green will be <br />used in the renovations which should take place in about 2 years, seconded by B. Zergott, and <br />unanimously approved. <br />3
