NEW BUSINESS: (HEARD AT THIS POINT)
3. Great Northern Dodge, 26100 Lorain Road.
Proposal to construct addition to existing facility which will connect two buildings.
Referred by Planning Commission Ju1y 12, 1994.
Mr. Fee, architect, explained that the addition would be constructed between the front brick
showroom/seivice building and the rear metal body shop. The show room had been remodeled
last year with a Dryvit material with a red pyramid roof and some red trim. They are going to
attempt to continue a similar look on the new building. The brick and other materials will match
the existing. The metal building will be obscured behind the addition which will extend about 15
feet out from it. They have no plans to change the metal building at all. . He presented a site plan
showing the relocated parking. There will be parts storage area and a conference room on the
second floor of the addition. He presented a brick that was similar to the existing and advised that
they would clean a patch of the existing brick to attempt to get a good match, and ultimately they
will probably clean the entire bu.ilding. Since the body shop is a gray color, Mr. Gallagher
suggested that they paint the rear building. Mr. Fee was hesitant to agree to this since the owner
was not present, and the building had a 20 year finish on it, and if it is painted, it would have to
be re-painted every 6 years or so. Mrs. I{rieger suggested painting the canopy on the metal
building red to match the front canopies. The western wall will just be brick with some glass
block above the overhead door. There are residential properties adjacent to the west wall. Mr. Fee
advised that they willput some landscaping around the corner where the dumpster will be moved,
but stated that landscaping could not be added along the fence on the west.since there was no
room to install it. He clarified that the land to the east and the rear are rented and the property on
the east is used to store cars. Mr. Conway clarified that the Planning Commission had wanted the
dumpster screened from the residents, and the owner was concemed about access if they built an
enclosure so it was suggested that they landscape it. He did not believe that it could be seen from
Lorain Road. Mr. Fee thought that they might plant taxus. Mr. Zergott suggested using an upright
juniper or pines. Mr. Gallagher suggested a 6 foot Austrian pine. Mr. Fee did not believe they
would have room for pines and agreed to find something about 6 to 7 feet tall that would be
