rear area will be the main entrance. They are not requesting any signage. Mr. Yager stated that
they do have some window signs which he would like them to improve. Mr. Arnold stated that
one says "Shipping and Receiving" and the other only stated the name of the company. He
thought that they could remove them and stated that they were temporary. He may put lettering
on the door with the name of the company. He advised Mr. Sohn that there will be a handicapped
ramp and that the dumpster would be enclosed with brick to match the build.ing. He can supply a
sample of the brick to the Building Commissioner and the manufacturer's number. Mr. Yager
noted that by eliminating the rear parking, he will be saving a nice tree, and asked if he could put
some landscaping along the west side to screen the parking. Both of the adjacent homes are for
sale for commercial use. Mr. Zergott believed that the only arborvitae or an upright juniper
would fit there. He recommended that they change the North Coast Yew to a Taxus Sebian since..
the North Coast Yew is not readily available, but had no problem with the rest of the landscaping.
Mr. Gallagher suggested that they make sure to leave enough twning radius for a truck. Other
than au existing lamp post and a light in the front window, they will not be installing any
additional lighting. They will need variances for the loading zone and the driveway. Mr. Yager
stated that this is an improvement. T. Gallagher moved to approve the Ashton Norris Company,
31469 Lorain Road, proposal be approved with the recommendation that the variance be taken
into consideration by the next board; that the matching brick for dumpster enclosure be brought
to the attention of the Build.ing Commissioner, and that the North Coast Yew be changed to a
Taxus Sebian, and that Arborvitae or Upright Juniper be installed on the west side, seconded by
S. He
explained that they would be adding a shop and an office area onto the back of the building. All
the material will match the existing scored block painted brown and brick. Mr. Yager asked if the
loading dock that faces the side next to a residence could be relocated to the back. Mr. Hardy
stated that it could not be because eventually it the building would be expanded to the rear. He
owns some of the property next door and his property goes back about 1,000 feet and he will
eventually expand to the rear and then to the east. He explained that the additions will match the
existing heights ofthe shop and office areas. He clarified for Mr. Sohn that the block on the back
wall will be scored the same, even though the plans show it differently. Mr. Yager is still
concerned because he is keeping the existing loading area and is adding another one on the side.
Mr. Hardy stated that the new one was just in case they might need it, but in the future after the
later additions are installed, it will be used. Mr. Hardy explained that they installed 12 by 12 foot
steel work in order to have a knock out wall so they can connect the additions. Mr. Yager again
mentioned the new loading zone. Mr. Hardy stated that most of their deliveries are through the
front, but sometimes there could be a delivery to the new dock. He explained to Mr. Zergott that
Plauning Commission had requested more arborvitae on the east side and that he has no problem
with that, but there would be arborvitae beside woods.
