He also questioned if the fence installed next to the adjacent Darby <br />O'Toole's bar could be removed. It was noted that the fence belonged to the bar, and it <br />was installed specifically to keep cars from driving into the arborvitae. Mr. Yager noted <br />that there will be a curb which should stop cars. Mr. Ziska stated that they had no problem <br />with removing the planter and changing the landscape plau. Mr. Zergott advised that he <br />would stop at city hall and review a new landscape plan before the Planning Commission <br />meeting on January lOth. He suggested some ornamental trees be added and they work <br />within the plan they presented. In reference to the lighting, Mr. Yager thought that the side <br />lighting should be simple and functional, and they should concentrate on the front lighting. <br />Mr. Bailey stated that their only objection to the Planning Coinmission's suggestions was <br />the addition of the pole lights in the rear, since he believed that they could light the back lot <br />with wall lights and still contain the light on the property. They presented a photometric <br />plan which showed the light at the extremities of the lot to be .2 foot candles. Mr. Yager <br />pointed out that there was a house directly behind this, but noted that the fence on the <br />property line would help shield the light. Mr. Ziska stated that they preferred not to have <br />the 10 foot poles on the back, and believed that the poles might be more distracting than <br />the wall-pak. Mr. Yager agreed, noting that the poles would be higher than the 6 foot fence <br />and with that low of a foot candle did not believe that they would be impacting anytlung. <br />Building Commissioner Conway stated that there is more of a problem with the glow from <br />the bulbs, and he suggested that they advise Planning Commission of the times that the <br />lights are to turned off. Mr. Yager made several comments on the building: he would <br />prefer that the green emblems remain on the side of the building because they add visual <br />interest to a blank wall especially on the Darby O'Toole's side; he would like some <br />dimension added to the peak over the World of Sleep so it does look as fliinsy, possibly by <br />making it thicker. Mr. Ziska believed that he could thicken it to the width of the column <br />and he will look into it, but he had liked the bill board effect. Mr. Yager would like to <br />review this after it is revised. Mr. Ziska further advised that if they had two tenants there <br />would be two signs on the one peak over those units. Mr. Zergott questioned if the <br />parapets would be high enough to hide the HVAC units and was concerned that they <br />would be visible since the grade drops down. Mr. Ziska did not believe much of the units <br />would be seen from the street side. It was suggested that the units be moved forward from <br />the center of the roof and closer to the mansard so they would be concealed. The <br />developers agreed. The gas meters are on the west side of the building and will be screened <br />by the arborvitae and the electric service will come in from the east where there is a pole on <br />the property line. Mr. Zergott reminded them that Planning Commission had asked for <br />more landscaping in the back. The developers stated that the fence had not been shown <br />originally and that was where Planning Commission had asked for the landscaping. They <br />developers agreed to add some ornamental trees in the back which would also shield the <br />light. Mr. Zergott questioned if they intended to keep some of the older trees that are in <br />back. Mr. Ziska did not think that they would survive the grading. Mr. Zergott would like <br />these trees replaced and suggested that they contact the forester for his suggestions. The <br />developers agreed. The window frames will be a light colored anodized aluminum, <br />probably a natural color. These colors are similar to the store across the street, and the <br />green panels are a painted, smooth face block. Mr. Zergott would prefer a band of a <br />different color split face brick to add interest instead of the green boxes. Mr. Yager <br />believed that the green block added interest, but suggested that they not paint it if they <br />2
