would still be a garage space. It would not be in an enclosed room and the garage would have to <br />be heated. Mr. Bouman was not sure his mother would agree to this. Mr. Gomersall advised that <br />the board is opposed to loosing a two car garage, and suggested that the request be tabled until <br />next month. Mr. Bower suggested enclosing a smaller area and reducing the garage space so it <br />would accommodate a compact car. There would be a 14 foot space and a 6 foot deep room <br />which would allow them to put heat into the room. The parking space in the garage would be <br />almost 15 feet deep and there could be a 6 foot space deep enclosed area. Mr. Gomersall stated <br />that this would be easier to convert back to garage area. Mr. Maloney also suggested that they <br />could use sliding door for the washer and dryer. Mr. Conway stated that there would not have to <br />be a rated door, but the appliances would have to be 6 or 8 inches off the floor. However this <br />would not resolve the problem of heating the room. Mr. Conway advised that a ininimum parking <br />space is 9 by 18 feet, so a 3 foot variance would be needed for the depth of the space. He would <br />like it specified that the interior plumbing would still be installed. J. Maloney moved to grant the <br />request to Shore West Construction Company, 246 Vista Circle, for a 3 foot variance on one half <br />of a double garage to provide for a utility enclosure with the provision that the plumbing will be <br />installed on the interior of the unit, seconded by R. Gomersall. Roll call on motion: Maloney, <br />Gomersall, and Purper, yes. Mr. Koberna, no. Motion carried. Variance granted. <br />Barbara L. Hwnphrey, 5640 Columbia Road. <br />Request for variance (1123.12). Request 7 foot, 6 inch variance for location of fence in side yard <br />(house faces Cary Lane) which extends adjacent to the required feont setback of the property on <br />the abutting street. Violations of Ord. 90-125, Section 1135/02. <br />Chaumau Gomersall called all interested parties before the board. The oath was administered to <br />Ms. Hwnphrey who explained that the fence is installed and is parallel to Columbia Road. She had <br />removed some bushes and needed the privacy since that corner, of Columbia Road is heavily <br />traveled. The members had no problem with the request. T. Koberna moved to grant the request <br />of Barbara L. Humphrey, 5640 Columbia Road, for a 7 foot, 6 inch variance for location of fence <br />in side yard (house faces Cary Lane) which extends adjacent to the requ.ired front setback of the <br />property on the abutting street, seconded by W. Purper, and unanimously approved. Variance <br />granted. <br />6. Boston Chicken, 26440 Lorain Road. <br />Request for variances. (1123.12). Request 10 foot variance for landscape buffer on east and west <br />property lines. Request 10 foot rear yard variance for landscape buffer on north property line. <br />Request variance for width and area of lot (change of use). Violations of Ord. 90-125, Sections <br />1139.07, and 1139.06. Also request variance to place free standing sign in prohibited triangular <br />area. Violation of Ord. 90-125, Section 1163.12(b). <br />Chairman Gomersall called all interested parties before the board. The oath was administered to <br />Mr. S. Krekus, representing P. & L. Food Service. Mr. Krekus stated that there were buildings on <br />3 sides of this property. Mr. Gomersall believed that this was the wrong location for a restaurant <br />and did not believe that this property would support one. Mr. Krekus stated that they had looked <br />at other parcels and this was the only one available. Mr. Koberna noted that the new codes were <br />an attempt to make Lorain Road look a bit better and he, too, would have a hard time supporting <br />4
