it. Mr. Krekus advised that they had worked with the Building Commissioner to get the proper <br />parking and they are attempting to use the eNisting building which is quite attractive. He explained <br />that typically they receive permission for their employees to park on adjacent properties and are <br />cliscussing this with Best Products at present.. Mr. Koberna stated that that it would be inapossible <br />to have much parking, if the landscaping were installed. Mr. Gomersall noted that the Planning <br />Commission had recomnaended that the variances not be granted. Mr. Krekus advised that they <br />had converted many former banks to restaurants. The members noted the many tra?'ic problems at <br />tlus location, but traffic circulation was not within their purview; it is relevant however, because <br />if they do not get the variance there could not be sufficient parking. Mr. Krekus again stated that <br />they are working with Best to get an easement through their lot and they would be willing to limit <br />the Lorain Road drive to right turn out only. He asked that this request be tabled so he could <br />review it further. Mr. Koberna asked what would be accomplished by tabling the proposal and <br />clarified that they could not go back to Planning Commission until the variances are granted. Mr. <br />Krekus realized that with the physical restraints of the property there would be little they could <br />do, but still asked that the request be tabled. R. Gomersall moved to table the requests for <br />variance by Boston Chicken at 26440 Lorain Road, seeonded by J. Maloney, and unanimously <br />approved. Proposal tabled. <br />7. Ice Cream Parlor, 27045 Lorain Road. <br />Request for varianee (1123.12). Request variance to have a changeable copy portion on ground <br />sigu. Violation of Ord. 90-125, Section 1163.04(k). <br />Chainnau Gomersall called all interested parties before the board. The oath was admiuistered to <br />Mr. Benik and his mother, Mrs. Benik. Mr. Gomersall clarified that the ground sign would be <br />witlun the total square footage allowed and he is merely includ.ing a changeable copy area. The <br />members have no problem with the sign. <br />Building Commissioner Conway advised that the Architectural Review Board will have to <br />approve the final copy on the sign, this board will only grant the variance for the changeable copy <br />portion. Mr. Benik clarified that there would be 3lines of changeable copy which would be <br />rougbly half of the sign, he clid not know how many letters, possibly 3 words per line. R. <br />Gomersall moved to grant the request for the Ice Cream Parlor, 27045 Lorain Road for a variance <br />to have a changeable copy portion on the ground sign, seconded by T. Koberna, and unavunously <br />approved. Variance granted. <br />8. Robert Yurick, 23298 Stoneybrook Drive, Request for variance (1123.12). Request 24 foot variance to build a fence on a corner lot which <br />will be beyond the front setback of the abutting property. Violation of Ord. 90-125, Section <br />113 5.02(2). <br />Chairmau Gomersall called all interested parties before the board. The oath was administered to <br />Mr. Yurick and Ms. Schmidt. Mr. Gomersall stated that this is different than most corner lots <br />since there are no homes facing the cut through. Mr. Yurick explained exactly where the chain <br />link fence would be located. It was clarified that this would not interfere with visibility. The <br />members liad no objection to the request. R. Gomersall moved to grant to Robert Yurick, 23298 <br />Stoneybrook Drive a 24 foot variance to build a chain link fence on a corner lot which will be <br />5
