The members had no problem with <br />that T. Koberna moved to grant the requests for Ganley Honda, 25870 Lorain Road for a 34 <br />square foot variance for maximum signage allowed on a business u.nit. Also to grant the 18 square <br />foot variance for maximum signage allowed for a wall sign, seconded by R. Gomersall, and <br />unanimously approved. Variances granted. <br />13. Ganley Pontiac, 25870 Lorain Rd. <br />Request for variance (1123.12). Request 78 foot variance for sign area over the maximum <br />allowed on a business unit. Violation of Ord. 90-125, Section 1163.11 (c). Note: if window <br />signs are kept for over 30 days, variance and permits will be required. Pole sign is not being <br />addressed at this time. <br />These signs were discussed with the Honda signs in the previous request. The members had no <br />problem with the variances. R Gomersall moved to grant the 78 square foot variance for sign <br />area over the maximum allowed on a business unit, and also to grant a variance to change each of <br />tlie two pole signs to replace the Paradise Pontiac signs with "Ganley" which would be a violation <br />of Ord. 90-125, Section 1163.22, with the stipulation that the pole signs must be removed by <br />December 37, 1997, seconded by J. Maloney, and unanimously approved. <br />14. Unoca176 Station, 28233 Lorain Rd. <br />Request for variance (1123.12). Request 10 foot variance for landscape buffer on side yard; <br />request 7 foot setback variance on west property line. Also request variance to have 4 parking <br />spaces less than required. Violation of Ord. 90-125, Sections 1139.06 and 1161.05. also request <br />special permit to add to non-conforming building. Special permit required Ord. 90-125, Section <br />1165.02. <br />Chairman Gomersall called all interested parties before the board. The oath was administered to <br />Mr. Ulisse, contractor, Mr. Zeppetella, owner, Mr. Beck, the owner ofthe business next door, <br />and Mr. and Mrs. Hill., neighbors on the east side of McKenzie. Mr. Ulisse explained the requests, <br />and asked to be allowed to continue parking along the guardrail on the west which does not have <br />the 10 foot side setback. Mr. Gomersall noted that the Planning Commission's main objection to <br />the station was the appearance and the cars that are stored on the lot. Building Commissioner <br />Conway advised that Planving Commission suggested that the 20 foot side yard be reduced to 10 <br />feet in order to extend it up to the driveway (basically in an arc). The guardrail on the west is 3 <br />foot offthe property line and goes down to 10 feet. Mr. Beck had no problem with the request. <br />Mr. Conway explained that they had to sacrifice a few parking spaces in order to have an <br />enclosure across the back of the building to store old parts, tires, etc., which will shield it from the <br />neighbors. Mr. Zeppetella stated that they will be parking 4 cars inside the bays when the station <br />is closed and he thiuks that they can complete work on the cars faster because they will have more <br />space. Mr. Conway stated that the city mainly wants the station cleared up when it is closed. The <br />members have no problem with the request. J. Maloney moved to approve the request for Unocal <br />76 Station, 28233 Lorain Road, for a 10 foot variance for landscape buffer on side yard; a 7 foot <br />setback variance on west property line. Also a variance to have 4 parking spaces less than <br />required. Also to grant a special permit to add to non-conforming building, seconded by T. <br />Kobema, and unanimously approved.
