. .? +
Chanman Gomersall called all interested parties before the board. The oath was administered
to Ms. McBride, siga contractor, who explained that this build.ing is only 25 feet in length and
that they would only be allowed a 25 square foot sign. Clark Oil is now renovating all their
stations and are asking to retain the two canopy signs and the bu.ilding signs. They akeady
have a permit to reface the existing pole sign, but they would be willing to change it to a
ground sign in order to be in compliance with the code, if it were allowed to remain in the
same area. Mr. Conway verified that they would be allowed to keep the pole sign u.nder the
maintenance section of the code. He was also concerned about a ground sign impeding
visibility at that particular location. Ms. McBride presented a picture oftheir standard ground
sign which was 12 feet high, and is 8 feet off the ground.. This would be too high to be
considered a ground sign under the code, but it was agreed that a modified pole sign would be
better at this site since a driver could see under it; also it would be considerably lower than the
25 or 30 feet that it is now. Mr. Maloney noted that drivers also go back and forth into the
adjacent shopping center from this station making the traffic problems even worse. It was
clarified that a modified pole sign would have to be re-add.ressed in 1998, but Mr. Gomersall
believed that the statements made this evening would have some credence. There will be 9
square foot signs on the spandrels which the members would like eliminated. Mr. Conway
clarified the square footage now required: the old pole sign was 64.5 feet and is now being
reduced to 32 square feet (4 by 8 feet); the building sign will be 24 square feet, and the two
canopy signs are 19 square feet each. J. Maloney moved to grant the request of Clark Oil
Company 28925 Lorain for a 44.5 square foot variance for sign area over the total allowed for
a business use; to grant a 19 square foot variance to install 2 signs on the pump canopy; and
to grant a variance for location of a modified pole sign reduced in height to 12 feet with an 8
foot ground clearance which is in the 35 foot prohibited triangular area. Violations of Ord. 90-
125, Sections 1163.11(a); 1163.120);1163.12(b). The motion was seconded by R. Gomersall,
and approved unanimously. Variances granted.
4. Ronald Montis, 23745 Frank Street.
Request for variance (1123.12). Request 16 square foot variance to enlarge deck which will
exceed the permitted 20% coverage allowed for accessory structures. Violation of Ord. 90-
125, Section 1135.02(d)(2).
Chairman Gomersall called all interested parties before the board. The oath was admuustered
to Mrs. Montis. The members had no problem with the request. W. Purper moved to grant the
request of Ronald Montis, 23745 Frank Street for a 16 square foot variance to enlarge deck
which will exceed the permitted 20% coverage allowed for accessory structures. Violation of
Ord. 90-125, Section 1135.02(d)(2). The motion was seconded by R Gomersall, and
unanimously approved. Variance granted.
5. Dennis Carlton, 29435, 29465 and 29495 Vita Lane.
Request for variance (1123.12). Request 4 foot (or 2 foot) height variance for fence.
Violation of Ord. 90-125, Section 1135/02(fl).
2
