ROLL CALL: <br />Chairmau Tallon called the meeting to order at 7:40 p.m. <br />Present: D. Cameron-Alston, R. Koeth, T. Mannuig, P. Miller, K. O'Rourke, and R. Tallon. <br />Also Present: Assistant Law Director Dubelko, Building Commissioner Conway, Assistant <br />City Engineer McDermott, and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF MIlNUTES: <br />R. Ta11on moved to accept the minutes of January 10, 1995 as presented, seconded by P. <br />Miller. Roll call on motion: Tallon, Miller, Koeth, Manning, and O'Rourke, yes. Mrs. <br />Cameron-Alston abstained. Motion passed. <br />III. BUII.DING DEPARTMENT REQUESTS: <br />1) La Z Boy Furniture Gallery, 25482 Lorain Road. <br />Proposal to construct bu.ilding (Existing BP Car Wash will be demolished) and <br />review of site plan. Assembly of a portion of the adjacent Long John Silver Restaurant will <br />be required. <br />Proposal to be referred to the Board of Zoning Appeals. <br />Mr. Stitz, architect, presented plans, and introduced Mr. Sheppard, regional manager of La <br />Z Boy, and Mr. Gru.ehl, Realtor. He believed that this 12,000 square foot brick bu.ilding with <br />landscaping, would be an attractive addition to the area which at this time is basically all gas <br />stations and pavement. He advised that their facilities clid not require a large number of- <br />parking spaces and noted that this evening their existing store only had 5 cars parked in the <br />lot. In order to have enough room for the building, they will have to acquire a portion of the <br />Long John Silver's restaurant property. They will only be changing the parking by about 2 <br />spaces and will maintain most ofthe trees and the green area in the back. He also noted that <br />with this business there would be less traffic and less light than is there now. They will be <br />removing one entrance to the site and adding landscaping. The existing Long John Silver <br />exit onto Root Road will be moved about 15 feet to the north and he stated that they would <br />be removing some pavement. The building will have an aluminum storefront and the sign <br />trimmed with a soldier course of brick He did not believe that the larger store would attract <br />more customers, but it would give their customers more products to choose from. The lower <br />level will be for receiving and storage, and there is one loading dock, but at their other stores <br />there are no loading docks and merchandise is received by small trucks. In response to the <br />members' questions, the representatives explained that the current store has 10,000 square <br />feet with 9 parking spaces and will revert back to the owner of the building; it.has about <br />8,000 square feet for display and the rest is a service area. They mainly need more space for <br />display since their product line has expanded. They will have 17 parking spaces in the front <br />of the biulding, with five spaces in the back and 8 spaces which will be shared with Long
