suggested that there just be neon on the front with just a line painted on the side. The <br />members discussed this among themselves. Mr. Maiuiing did not believe that there was any <br />neon in the city. Mr. Slaugh responded that.there is neon on a canopy on Great Northem <br />Boulevard. It was noted that this was strictly, a commercial area and the are neon signs, but <br />none with a stripe around the building. R. Tallon moved to refer the Auto Accents proposal <br />at 25021 Lorain Road to the Architectural Review Board with the recommendations from <br />the Planning Commission that there be no neon on the building and to recommend to the <br />Board of Zoning Appeals that there be no neon and that the abundance of signs be limited to <br />conform with the code and that no variances be given, seconded by, P. Miller, and <br />uuauiinously approved. Duriug the framing of the motion, Mr. Slaugh asked if the <br />Commission would considering allowing the neon only on the front of the building, but the <br />members agreed that it should be eliminated entirely. <br />N. MINOR CHANGES: <br />Build.ing Commissioner Conway advised that Shore West Construction Company had asked <br />for a minor change in the Golf homes to include twelve to fifteen ranch units with 1,305 <br />square feet thatr could be increased to 1,453 square feet if an optional den is added or, if a <br />second floor is added, it could be increased to 1,770 square feet. The code calls for a <br />minimum of 1,500 square feet for a one story structure There is another plan for a story and <br />a half structure with 1,234 square feet on the first floor with a total of 1634 square feet <br />which does comply. Also units 15 though 25 which are now shown as attached will be <br />separated into detached single units; unit 26 will be eluninated; units 93, 94, 107 and 108 <br />which are now attached will be separated into four single units. Finally, units 13 and 14 will <br />be moved closer to the street line. The exterior of the structures will conform to the existing <br />architecture and colors. Mr. Koeth believed that the bu.ilder should stay with the conforming <br />square footage, aud believed that these would be much smaller than the other units. Mr. <br />Tallon agreed stating that this is on the golf course and the members would like to maintain <br />the quality of the plan. If the developer has a problem with that, he can make a formal <br />presentation. The members would agree to the ranch units with the den at 1,453 square feet, <br />but not the unit at 1,305 square feet. There is no problem with the new design, and the <br />members are pleased that the density is being decreased. <br />Rini's on Great Northern Boulevard would like to put in an enclosed loading dock which <br />would encroach about 4.5 feet into the rear setback and a variance will be needed. Mr. <br />Tallon believed that this would be helpful to the residents because it would be enclosed. <br />5
