Koeth, T. Mauuing, K. O'Rourke and R. Tallon <br />Absent: D. Cameron-ALston ` <br />Also Present: Assistant Law Director Dubelko, Assistant City Engineer McDermott, Bu.ilding <br />Commissioner Conway and Clerk of Cominissions Oring. <br />II. REVEEW AND CORRECTION OF MINUTES: <br />T. Manning moved to accept the minutes of February 28, 1995, seconded by R. Koeth, and <br />unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) La Z Boy Furniture Gallery, 25482 Lorain Road. <br />Proposal to construct building (Existing BP Car Wash will be demolished) and review of site plan. <br />Assembly of a portion of the adjacent Long John Silver'Restaurant will be required. <br />Proposal heard by the Board of Zoning Appeals February 1, 1995. <br />Mr. Stitz, architect, presented plans and explained that, before going to the Board of Zoning <br />Appeals; they modified items with which the Commission had concerns. They have widened the <br />driveway to 18 feet on the east property line to make it a two way drive; added landbanked parking <br />along the build.ing; the bu.ild.ing has been made more narrow, but they increased the depth so the <br />square footage will remain the same; they have a total 'of 88 parking spaces with 28 actual spaces for <br />La Z Boy, 291andbanked spaces, and 31 for Long John Silvers; the cross easement in perpetuity is <br />being drawn up. The building will be Dryvit and he presented samples of the materials which will be <br />an offwhite building with brown trim. It was clarified that one loading dock is shown as landbanked. <br />Mr. Manning requested that signs be posted for the handicapped spaces as required by ordinance. <br />Mr. Stitz agreed. There will be wall paks lights on the rear of the building and all light will be <br />maintained on the property. He presented cuts. of several fmtures and Mr. Tallon pointed out the <br />type of fixture that would send out a glare and the type that Commission preferred. Mr. Stitz will <br />present a cut of the exact fixture to the Architectural Review Board. The plans show that one pole <br />light is to remain and one is not labeled " to be removed". Mr. Stitz verified that all existing pole <br />lights will be removed. Mr. Shepherd, the manager of the store, advised that there will be no outside <br />dumpsters since the cardboard that they recycle and the trash are kept inside for pick up,. The air <br />conditioning units on the roof should riot be visible, but if any are, they will screen them Mr. Tallon <br />pointed out that there was quite a fall from Lorain Road to the homes below, so he wanted them to <br />make sure there was no line of sight. All utilities will be below grade and they hope to change the gas <br />meter in the front of the property. Mr. Stitz also stated that there would be planting on the east side <br />of the build.ing and only the drive would be hard surfaced. Mr. Smith, a resident of Root Road, <br />objected to having an exit onto Root Road which is a residential street. He was advised that there is <br />an existing drive. He noted that the car wash on the other side of Root Road had not been allowed a <br />?' <br />?
