Since there <br />are only to be 18 to 20 cars a day, he questioned why should they be allowed an exit onto an akeady <br />congested road. He was also concerned about delivery trucks using a residential street. Mr. Stitz <br />advised that he timed the BP car wash and 18 cars went throixgh in 18 minutes, they would love to <br />have 20 cars in a day. Since most of their parking is in the front of the store most customers will park <br />in front and probably exit onto Lorain. He explained that there would be two deliveries a week and <br />they would be stake trucks. Mr. Smith was concerned that this building might be sold to another <br />company. Mr. Papp, another resident of Root Itoad, stated that right now there is very little traffic <br />from Long John Silvers and he, too, is concerned about what might happen in the future. He also <br />mentioned the problems they had getting out of Root Road and traffic problems throughout whole <br />city, and wondered why the trucks could not use Lorain Road. Mr. Stitz stated that the amount of <br />traffic would probably remain the same. Mr. Tallon advised that when the variance was granted, <br />this access was approved and it is out of the Plauniug Coinmission's control and the neighbors <br />should have objected at that meeting. Mr. Smith responded that he lives fuxther down the street, and <br />learned about this from the papers so he was not aware of the Board of Zoning Appeals meeting. R. <br />Tallon moved to accept the La Z Boy Furniture Gallery, 25482 Lorain Road, the proposal to <br />construct building and review of site plan, incorporating all the variances granted by the Board of <br />Zoning Appeals and including the stipulations of the Planning Commission on removing the light <br />poles, the addition of lighting on the rear of building which must be down type lighting; not a <br />spreader type light; that all roof top units must be screened; and that signs must be posted for the <br />hanclicapped spaces as required by State and local code; that a copy of the cross easements be <br />forwarded to the Law Department; that a plat must be presented to the Engineering Department and <br />must include all easements. This proposal should also be forward the Architectu,ral Review Board for <br />their review and to the forester for his input on the existing trees, seconded by T. Mauniug, and <br />unanimously approved. It was clarified that this proposal did not have to return to the Commission <br />after review by the Architectural Review Board. <br />2) North Olmsted Board of Education, 27463 Butternut Ridge Road. <br />Request conditional use permit to construct service garage and office for school buses in a residential <br />district; to be located on Middle School properry, 60 feet south of existing multi service build.ing. <br />Mr. Tomsik, architect, presented the plans for a new bus garage to be located 60 feet due south of <br />the multi-service building. The building will be face brick to match the multi-service building with <br />darker accent bands. The area behind the garage and adjacent to 5 sublots on Burns Road will be left <br />as a green area to act as a buffer. He presented a model and explained that the garage door would <br />face the middle school with an office area at the far southern end. They will add evergreens at the <br />south of the end of the garage. The buses would park in front of the garage. They will be <br />reconfiguring the entire parking area, removing the old bus g,arage, and there are now 223 parking <br />spaces and this will provide in excess of 250 spaces. All lighting on the building will be non-glare and <br />will be u.nder the overhang, above the entrances and the overhead doors, with down lights on the side <br />wall between the two buildings. All utilities will be underground with no roof top units. He clarified <br />that this would be a service garage and there would be a wash rack. They are proposing a cyclone <br />fence between the two build.ings and keeping the existing cyclone fence that is now adjacent to the <br />residential properties. They intend to clean up the existing area behind the building. Chairman Tallon <br />suggested some board on board fence along with some more intense landscaping behind the building <br />since they are moving the buses closer to the neighbors. Mr. Tomsik advised that they did intend to <br />_ 2 .
