Frick stated that there had been a light on the multi-service building, but it became a maintenance <br />problem because it frequently was damaged. He believed if the area were fenced, it might eliminate <br />the problems. It was clarified that this area would be gated and locked. Mr. Frick was not aware of <br />the problems mentioned by the neighbors with the trash etc., and asked that the neighbors call him <br />and he will have it cleaned up. The neighbors were advised that the developers must do what the <br />Commission recommends. They were also advised of how this proposal would proceed through the <br />various boards. Building Commissioner Conway believed that the forester should look at the site and <br />it was also decided that this proposal should return to Planuing Commission. R Tallon moved to <br />refer the North Olmsted Board of Education, 27463 Butternut Ridge Road, request for a conditional <br />use permit to construct a service garage and office for school buses in a residential district be <br />referred to the Architectural Review Boaril with the following recommendations: that a 6-foot board <br />on board fence should be installed on the west properiy line extending from the first lot north of <br />Northern Avenue to lot number 107 as shown on Page 1 of the plans; that on the south side of the <br />garage perpendicular to the property owners, a chain link fence should connect the building to the <br />wood fence and on the north side at the existing multi-service building there should be a like <br />connector with a gate in it and at the 60 foot separation between the two building should also have <br />board on board fence with some kind of security down lighting on the rear of the buildings that will <br />not be offensive to the neighbors and a cut of those lights should be presented to the Architectural <br />Review Board . Also this proposal is to be referred to the forester, seconded by T. Mauniug, and <br />unauunously approved. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Whitlatch and Company Subdivision - Preliminary Plan. <br />The proposal is to subdivide permanent parcel nos. 231-14-1,2, 3, and 4, located on the north side of <br />Lorain Road between Clague Road and West 231 Street, and abutting the east terminal ends of <br />Sharon and Woodview Drives, into fifty six (56) "C" Residence, Single lots plus remnant commercial <br />property fronting on Lorain Road. The proposed residential subdivision extends south into the <br />existing commercial (Retail Business, General) zone. <br />Mr. Basalla, representing the Whitlatch Company, presented the subdivision plat. He explained that <br />they would be developing slightly less than 17 acres of Single Family "C" residentialland combined <br />with about 1.7 acres of property zoned General Retail for a single family development which, <br />according to the code, can be developed for single family use if it conforms with the abutting zoning <br />classification. This plan would be extending the existing Sharon and Woodview Drives to a new <br />north/south street which will run south to about 500 feet from Lorain Road, and north to the <br />adjacent property line and could be used for access to the future subdivision of that property which is <br />now vacant. The subdivision conforms to all codes. Mr. Mauniug noted that the northern portion of <br />the street would just end and Mr. Basalla stated that they could put in a cul-de-sac if necessary. This <br />parcel and the adjacent vacant parcel each have half of the right of way of Maple Ridge which would <br />exit onto West 231 Street. They could open up this street by reconfiguring some of their lots. Mr. <br />Mauuiug thought that there would be a horrendous traffic problem with only one access at Sharon <br />and Clague Road especially in the event of an accident or fire. He suggested using the 1Vlaple Ridge <br />access or else an alternate access onto Lorain Road. Mr. Basalla agreed to using their portion Maple <br />Ridge for access onto West 231 Street.
