Mr. Baker responded that they would not <br />build a building that they could not sell and mentioned what they had done to develop these plans. He <br />would be willing to buy the adjacent property, if he can work it out, but he does not know all the <br />dimensions of that lot. The members studied the plat and cliscussed possibilities with Mr. Baker. It <br />was decided that they would have to act on this proposal and he would have to resubmit with a revised <br />proposal if they purchased the other lot. Mr. Tallon advised that regarding this proposal, he would <br />suggest that they reduce the size of the build.ing. T. Manning moved to- refer Bakers Furniture at <br />24869 Lorain Road, the proposal to construct an addition to an existing building, to the Board of <br />Zoning Appeals with a recommendation to deny the variance for the following reasons: aesthetically, <br />the front of the building is totally unappealing and not compatible to the direction that the city wants <br />to go with the new zoning codes; and the also they are trying to over bu.ild on the lot. The motion was <br />seconded by T. Brennan, and unanimously approved. <br />2) Rooney Office Building, 27935 Lorain Road. <br />Proposal to construct office build.ing with front half retail and service area in rear. <br />Building Commissioner Conway clarified that the rear portion of the building is not really a <br />warehouse, it is actually a service area for the Rooney's velucles and business. Mr. T. Rooney, <br />representing himself and his father, owners of the business, explained that they intend to construct a <br />5,200 square foot building on vacant lot west of Kenny Kings. The front portion of the building would <br />be retail aud the rear portion would be used as a service area for the their window and carpet cleaning <br />companies. They may have tenants leasing the front half of the building, or they may just use the whole <br />building themselves. They reduced the building to 45 foot wide by 115 foot deep in order to comply to <br />the city ordinances. The building will be constructed of a beige split face block with a split face accent <br />band of a darker brown; it will have a 5/12 pitched, asphalt shingled roof in a dark color; the upper <br />portions of the front and rear building will be sided in either vinyl or aluminum; and the lights will be <br />wall mou.nted and directed down. He stated that they are trying to maintain a simple concept that will <br />not be offensive to either their commercial or residential neighbors and are trying to keep a residential <br />look to the building in the rear. The business is a 9:00 a.m. to 5:00 p.m. operation. The rear portion of <br />the building will be for parking and storing their equipment, they do no work in the building. He <br />advised Mr. Manniug that four or five years age they started using all biodegradable chemicals which <br />are disposed through the sanitary system He clarified that they have no tenant and are basically <br />erecting the building for themselves since they are moving from their present location and it is more <br />practical to build a larger building on this size lot. Having a tenant would be to their advantage, but it <br />is not entirely necessary since they could use it themselves. In response to the members questions, he <br />explained that the air conclitioner compressor would be on the west side of the building and would <br />only service the retail portion of the buildiug. He clarified that the inner wall shown on the plan <br />separates the garage area from the retail area which he might use that for his window cleaning <br />business. They only have two trucks now, but there would be room for expansion. The gas hook up is <br />on the west of the building, and Mr. Rooney agreed to screen both it and the compressor with <br />landscaping. The plans show a proposed dumpster, but that is for future use, if they do need a <br />dumpster for themselves, it will be kept inside. He clarified that the accent band will be a darker shade <br />of split face block. Mr. Pulito, representing the owner of the property to the west, stated that the <br />owner is concerned about drainage problems since there will be paving and because of the elevation of <br />the property the grade might be changed.
