The motion was seconded by R Koeth, and <br />unanunously approved During the framing of the motion, Mr. Tallon asked if the Safety Department, <br />especially the Fire Department, could review these plans before they go to board of zoning appeals <br />(Monday May 15th at 6:00 p.m.). There had been concern about the height of the building because of fire <br />safety for senior citizens. The residents were advised that this would go to board of zoning appeals on <br />Monday, May 15th at 6:00 p.m. and to architectural review board on Wednesday, May 17th at 5:30 p.m. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Stylin' Concepts Assembly Plat.. <br />The proposal is to combine permanent parcel nos. 234-14-11 and 234-14-12 into one (1) parcel, which is <br />the site of the proposed Stylin Concepts new building (above). Location is the south side of Lorain <br />Road, west of Christman Drive. Zoning is retail business, General, entirely and the proposed assembly <br />conforms to Zoning Code requirements for frontage and area. <br />Heard above. <br />2) John James Lot Split & Assembly Plat. ' <br />The proposal is to split off the rear portion of permanent parcel no. 236-07-06 and join it to the rear <br />portion of perinanent parcel no. 236-07-07 which abuts. Location is, the west side of Columbia Road, <br />north of Mitchell Drive Zoning is "C" Residence, Single, entirely; sublot number 1 is non-conforming <br />(frontage), but less non-conforming (area) than without this assembly proposal. <br />Assistant City Engineer McDermott explained that the proposed sublot will conform to area <br />requirements, but the frontage will still be non-conforming. Mr. James, presented the proposal, and <br />explained that he has a very short yard and is merely purchasing the property to enlarge it. Currently their <br />lot is 50 by 175 feet, and with this assembly it will be 275 feet deep, and the back property lines will be in <br />alignment. A. Mauuing moved to approve the John James Lot Split & Assembly Plat, the proposal to <br />split offthe rear portion of permanent parcel no. 236-07-06 and join it to the rear portion of permanent <br />parcel no. 236-07-07 which abuts. MINOR CHANGES: <br />Building Commissioner Conway explained that Mr. Benik (Main Street Cafe) has agreed to reduce the <br />wattage of the lights, but he has not done it as yet. Mr. Koeth stated that the lights are blinding when you <br />drove around the comer. Mr. Tallon stated that he would have to change the fixture as well, because <br />there is no way to shield that type fixture. As far as the split rail fence is concerned, Mr. Conway advised <br />that he believed that the fence was approved with these openings in it. Mr. Conway is going to have to <br />research that. <br />7
