. <br />CITY OF NORTH OLMSTED <br />PLANNING CONIlVIISSION <br />MIlNUTES - J[TLY 14, 1995 <br />I. ROLL CALL: <br />Chairman Tallon called the meeting to order at 7: 40 p.m. <br />Present: D. Cameron Alston, T. Brennau, T. Herbster, R. Koeth, A. Mauning, K O'Rourke and <br />R. Tallon. <br />Also present: Assistant Law Director Dubelko, Building Commissioner Conway, Assistant City <br />Engineer McDermott, and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />R. Tallon moved to accept the minutes of June 27,1995, seconded by A. Manving, and unanimously <br />approved. <br />III. BIJILDING DEPARTMENT REQUESTS: <br />1) McCormick Place Shopping Center, property located west of Plaza West Shopping Center, 23130- <br />23150 Lorain Road Proposal to construct shopping center. <br />Mr. Gross advised that the corrected spelling of the name should be McCormick Place, not McCormack <br />as stated on their application. Mr. Gross, architect, introduced the other members of the development <br />team. He presented revised plans, explaining that since a major tenant has expressed interest in one of the <br />units some changes were necessary. Building Commissioner Conway and the members have not reviewed <br />these plans, but it was decided to hear the revisions and if they were not extensive, the proposal could be <br />forwarded to the architectural review board. The developers explained that the Levin unit, building `B" <br />was moved down- and then Sear's Hardware and Garden Center, building "A" was put on the end. Mr. <br />Darghous, engineer, explained that they removed some square footage from one building and then added <br />2,000 square feet more to the center. They did reconfigure 'the parking somewhat, but they will not <br />require any variances and they have complied with all the zoning requirements. The third tenant will be <br />Office Supply, unit "C". The drainage, detention requirements, utilities, and grading have remained the <br />same. There are two loading docks for units "A" and `B", there will only be an access area for unit "C". <br />Mr. Papandreas, representing the developer of the Sear's building, clarified that the outside sales area <br />would be a garden center that will be enclosed with grating or iron fencing with a roof overhead, thus <br />giviug the image of being part of the building and everything will be contained within that area. The <br />members discussed the plans. Mr. Conway noted that they had not made a lot of changes. Mr. Tallon <br />questioned the necessity of three curb cuts, especially the westernmost one since it was close to the <br />adjacent drive. Mr. Darghous explained that the drives on the side property lines were for delivery trucks <br />and the middle one would be for automobiles. The trucks will enter on the west, unload at the docks on <br />the east side, and exit out the easternmost drive. It was suggested that the trucks could enter on the east <br />and leave on the east. If they do that, Mr. Darghous explained that they would have to eluninate 16 <br />spaces in one place and 14 in another, since 120 feet is needed between the parking spaces aud the truck <br />docks to allow room for trucks to maneuver. They could also remove the concrete island and replace it <br />with a striped island. He agreed that it could be done, but it would be a matter of rearranging the parking. <br />Mr. C'rross presented the light aud landscape plan and explained that the landscaping on the revised plans <br />will have the same concept, but it would have to be adjusted to conform to the revisions.
