Mr. Colson responded that it was still marketing and <br />people would remember and noted that the letters ou "Lone" and "Star" are only 22 inches high and the <br />letters on "Steakhouse" are 14 inches. The sign is turned offwhen they are closed and they believe that it <br />is critical to have it on the south. There is no neon band on these plaus and Mr. Colson clarified that this <br />was not part of the submittal, but he had stated at the architectural review board meeting, that if they <br />decided to do it later, they would come back for approval. Building Commissioner Conway advised that <br />now that the trash enclosure has been relocated aud parking added behind the loading zones, those spaces <br />are not viable parking spaces since the loading zones cannot be blocked according to code. Mr. Colson <br />stated that they do not accept deliveries when they are open for business, but Mr. Conway reiterated that <br />according to code, parking spaces cannot block a load.iug zone, and they could probably relocate the <br />three spaces elsewhere, but since they have not done the expansion, they could probably add landbanked <br />spaces until the expausion is constructed. Mr. Conway advised the members that he would probably bring <br />it back as a minor change. T. Brennan moved that the Lone Star Steakhouse and Saloon of Ohio, located <br />on the south side of Country Club Boulevard, east of Great Northern Blvd. and west of Columbia Road, <br />the proposal to construct restaurant, be accepted with the following conditions; explicitly stated that we <br />do not want neon outline lighting on the building, that the commission is in agreement that any southern <br />exposure of auy signs should only be done with the approval of B.Z.D, and it would be our <br />recommendation to drop the southern sign facing areas like Kennedy Ridge and 480; that Brian Zergott <br />should have a final approval on any landscaping plans submitted to the commission; that the dwnpster <br />location be accepted and that it be a masonrytype enclosure with a metal frame, board on board doors; <br />that the three spaces in front of the loading zone be relocated either landba.nked to show that they are <br />available at some point in time or actually installed to avoid any variances; that the word "open" would be <br />eliminated from the monument sign; that there will not be any metal wind struts visible on the roof from <br />the street or side; and that the pole lights that are conforming with the rest of the area be accepted. Heard by architectural review board July 19, 1995. <br />Mr. Gross, designer, presented revised plaus which reflect the requests of plauving commission and <br />shows the underground retention; the landbauked parking; lighting changes; landscaped design; the <br />elimination of the westernmost drive and the realignment of the easternmost drive to accommodate trucks <br />entering and exiting it. A grading plan is being dravvu up now showing the 4 foot mound which is to be <br />measured from floor level of the building. At the request of the architectural review board, the dumpster <br />enclosures will now be a masonry material to match the building, only the gates will be wire mesh with <br />rough sawu cedar boards wluch will be stained to match the white split face uiaterial. The landscape <br />drawing has been changed to show a 6 foot high board on board fence, as requested instead of the <br />stockade fence that was shown originally and also showing landscaping in the area where the drive was to <br />be on the west and the landscaping and fence on the mound which will run along the entire rear property <br />line from the west to the east returning on the east, so that it will be adjacent to the two residents on the <br />easterly line.
