L <br />Mr. Brokaw agreed that they could leave the existing driveway open, but it would not allow for direct <br />access into the easterly parking lot. The members agreed that the existing drive would cause less <br />congestion. A variance on oue or two parkuig spaces would be needed, but the developers agreed that <br />these could be elunuiated. Since there are several lots involved and a portion of the property is zoned <br />"A" Residential with the balance being General Retail, the developers would like to have the lots <br />consolidated and rezoned at the same time. Building Commissioner Conway advised that this project <br />would require a special permit since the old buildiug is not set back 75 feet. Mr. Brokaw explained <br />that the retention system would hold back the water which eveutually would run into the ditch in the <br />rear. Mr. Deichmann advised that no retention plans have been submitted as yet. Mrs. Thomas, a <br />resident, was concemed about the stonn water which drains into the ditch directly behind her house <br />since there has been some flooding. Mr. Tallon explained that the retention system would have to <br />meet the requirements of the city. Mrs. Thomas stated that the church was originally supposed to put <br />retention basins beluud her property, but it was installed beside Barton Road so the ditch is still there <br />and has not been cleaned out for years. Mr. Brokaw advised that they did not intend to make the <br />flooding situation worse, and if they can get perinission, they would agree to clean out the ditch while <br />their equipment is ou the site. R. Tallon moved to refer the Christ The King proposal to the board of <br />zoning appeals with the recoimnendation that the special permit lie approved but would like the board <br />to base its approval on the removal of the two parking spaces on the southeast corner of the property <br />and on leaving the existing entrance on Lorain Road open and closing the proposed entrance. The <br />commission also requests that the traffic engineer look at the driveway situation, taking into <br />consideratiou the soccer fields, the planued senior residential complex in this area, as well the growth <br />that is expected in the future and that he forward lus recommendations to the board of zoning appeals. <br />The motiou was secouded by T. Brenuan, and uuavimously approved. <br />N. NEW DEVELOPMENTS AND SUBDNISIONS: <br />1) Fortney and Weygandt Lot Consolidation Plat. <br />The proposal is to coinbiue Permaneut Parcel Nos. 233-6-11 and 233-6-15 into one (1) parcel, wluch is <br />the site of the proposed Fortney & Weygandt Office Building. Location is the south side of Bradley <br />Road, west of Wild Oak Drive. Zoning is Limited Iudustry-Industrial Park District, entirely. <br />Tabled at meeting of September 12, 1995. <br />Mr. McBride, represeutiug Fortney and Weygaudt, advised that they have been issued permits from <br />Building and Engineering based ou approval of the lot consolidation. The members had no problems <br />with the consolidation. No residents were present. R. Koeth moved that the Fortney and Weygandt Lot <br />Consolidation Plat be approved, the proposal is to combine Permanent Parcel Nos. 233-6-11 and 233- <br />6-15 into one (1) parcel, wluch is the site of the proposed Fortney and Weygandt Office Building. O'Rourke and uuauunously approved. <br />2) Bridgeport Village Subdivision (No. 2) for Wlutlatch and Co., Preluninary Plau. <br />The proposal is to subdivide Perinanent Parcel No. 231-11-43, located to the uorth and west of the <br />Maple Ridge Road/West 231 Street intersection aud adjacent to the Resideutial portion of the <br />previously approved (Preliminary Plau, only). Bridgeport Village (Whitlatch) Subdivision, into seven <br />(7) resideutial lots plus a proposed pond area, and iucludes the west extension and dedication of Maple <br />Ridge Road.
