He clarified that <br />that if they needed them in the future, they could install them and that the road could be kept for traffic <br />circulation. Mr. Robinson agreed and it was determined that they could landbank 26 parking spaces. <br />He explained that they would be willing to work with the city to clear the ditch, if they can get releases <br />to work on other peoples' property. City Engineer Deiclunanu will check to see if there are easements. <br />Mr. Tallon clarified that this is just to clean it out, not to make any major improvements. In reference <br />to the architectural board's comments, W. Robinson explained that there would be no room for a <br />playground at this time, but they would like to obtain more property for one later on. They will screen <br />the dwnpster and install shrubs on the southwest corner adjacent to the residents. The two parking <br />spaces were removed as requested. In reference to the landbanked parking, Mr. Schlegelmilch advised <br />that the gymnasium would be used mostly for school activities, occasionally it might be used for a <br />large church service, but it would not accommodate 800 people for receptions. R. Tallon moved to <br />accept the Christ The King proposal, 30635 Lorain Road, to construct an addition for classrooms and <br />a gymuasium, incorporating all the changes that have been received and with the provision that only <br />one security light will be left on over the entrances; 26 parking spaces will be landbanked on the north <br />east corner of the property, along Lorain Road; and the ditch will be upgraded with the cooperation of <br />the Engineering Department. The motion was seconded by A. Manning and unaiuinously approved. <br />Building Commissioner Conway advised Mr. Itobinson what they would need for B.Z.D. and <br />explained that he would need a revised landscape plan for the landbanked spaces earlier than the <br />meeting, since Mr. Zergott must review it beforehaud. <br />2) O.S.V. Productions, 29587 Lorain Road <br />Proposal to construct two story office building. <br />Requires referral to the board of zoning appeals. <br />Mr. Acciarri, architect, presented plans, explainiug that O. S. V. is currently located at the corner of <br />Clague and Lorain and is proposing to build on a lot west of Stearns Road. From the front it will <br />appear to be a one story building, but since the lot drops down about 8 feet, there will be a full story <br />on the lower level. The building will need 2 variances, a 10 foot variance for the setback of the <br />building on the east, and a 3 foot variance for the drive on the west. He explained that the driveway <br />will be reconfigured so that the two variances required for it will not be needed. He clarified that the <br />motorcycle shop uext door was right on the property line and this building will be two or three feet <br />away. Building Commissioner Conway explained that under the previous codes a building could be <br />either right on the property line or 5 feet off Mr. Acciarri explained that O.S.V. does video taping of <br />weddings and some commercials, and there is very little traffic since most of the work is doue off the <br />premises. Mr. Herbster was concerned about firemen getting between the two buildings in the case of <br />a fire. Mr. Acciarri stated that State Codes dictates that a building that is from zero to frve feet off the <br />property line must have a three hour fire rating on the adjacent wall which there building will have and <br />it appeared that the store next door also has oue. It was suggested that they reduce the size of the <br />building to conform to the lot or else, make the building longer and not so wide. Mr. Accian-i <br />responded that the owner requires 8,000 square feet, and questioned if the meinbers would agree to it, <br />if he reversed the buildiug so that it was a mirror image of this, that way the zero lot line would be on <br />the east. It was noted that there is a house on that lot now, but it will eventually be developed <br />commercially, and a variance would be needed for it. There will also be two small rental offices in the <br />front of the building. Mr. Tallon asked if they could talk with the owner of the adjacent building to see <br />if they could brick up the area between the two buildings so that space would not be a problem. 1V1r. <br />Acciarri agreed to look into it aud advised that there was nothing between the builcliugs to lunder it. <br />?-? <br />2
