He reiterated <br />that they should build a building which cau be accommodated by the existing drive, and he would not <br />agree to a one way, exit only, drive as a solution. Mr. Herbster advised that a variance is based on a <br />hardship that exists, not to construct a building that is too big for the lot. Mr. Strelau agreed to <br />redesign the parking lot to eliminate the drive on Silverdale. Building Commissioner Conway advised <br />this should not be referred to board of zoning appeals if they are going to redesign it, since there may <br />be other issues he has to address. It was agreed that the proposal should be tabled until additional <br />information is submitted. R Tallon moved to table the Silverdale Plaza proposal, 26324 Lorain Road, <br />to a date later when a new proposal is presented, seconded by T. Brennan, and unaniinously approved. <br />It was clarified that this would be tabled until new plans are submitted. <br />4) Ethan Allen Home Interiors, 26125-27 Lorain Road. <br />Proposal to re-clad existing building. <br />Mr. Mongello and Ms. Kemp-Kopco, architects, presented plans. Mr. Mongello explained that they <br />were not adding onto the building, merely re-cladding it, and adding some windows aud awnings. <br />They will be redoing the existing landscaping. The front facade will be raised about 4 feet. The parking <br />area will be re-striped and handicapped spaces relocated. The lighting will remain as is. Ms. Kemp- <br />Kopco advised that there are down lights mounted on the building and some in front shuiuig onto it. <br />Mr. Tallon had no problems with the lighting. The building will be re-clad with Dryvit on two sides <br />and will be painted on the east; cornices will be added on three sides and returned .somewhat on the <br />east. Mr. Mongello explained that tlus will only be a showroom and purchases will be shipped from the <br />warehouse. The members had no problem with the request. A. Manviug moved to refer the Ethan <br />Allen Home Interiors proposal, 26125-27 Lorain Road, to re-clad existing building to the architectural <br />review board, seconded by T. Herbster, and unauunously approved. It was decided that this proposal <br />could go directly to BZD after the review by the arclutectural board. <br />5) St. Brendan's Church, 4242 Brendan Lane. <br />Proposal to construct additions to school building. Conditional use permit is required. <br />Mr. DelGuidice, architect, presented the plans for two additions on either side of the west annex in <br />order to increase offices, the cafeteria, storage area. One addition will be 64 by 48 foot and the other <br />will be 64 by 60 feet, with a total of 6,816 square feet. Since they are not increasing the amount of <br />people, the parking will not need to be increased. They will match the existing materials and the brick <br />is still available. Mr. Herbster questioned how close the corner of the building will come to the storm <br />easement. Mr. DelGuidice believed it would be about 25 feet away. City Engineer Deichmann advised <br />that his department would look into it. T. Brennan moved to approve the proposal for St. Brendan's <br />Church, 4242 Brendan Lane, to construct additions to the school building, and to grant the conditional <br />use permit. The motion was seconded by A. Mauuiug and unanimously approved. Since this would be <br />matching the existing, this proposal would not be forwarded to the architectural review board. <br />6) Rini Rego Supermarket, 23100 Lorain Road. <br />Proposal to construct addition to front of existing building. <br />Mr. Draeger, architect, presented the plans and eaplained that they had presented several previous <br />proposals, none of which were constructed. At this time, they are presenting plans reflecting the <br />standard Rini/Rego look. This will be the same as the store on Great Northern Boulevard, with only a <br />4
