fI/
slightly different configuration of the vestibule and will have more brick instead of Dryvit. In addition
to that they will be enclosing the cooler which with the same materials as the building. Mr. Saleet,
arclutect, presented revised plans showing the cooler enclosure. Everything will match what had been
approved for the Great Northern store. They will be removing 7 parking spaces, and will have 212
spaces wluch conforms. Two neighbors, Mr. Holmok and Nlr. Hermau, were present and Mr. Draeger
stated they had complained previously about a compactor that was leaking and causing a bad odor,
since the liquid sits on the asphalt because there is no drain in the area. He intends to ask the
maintenance department to change it to the new self contained type that are picked up and taken away
to be emptied. Mr. Herman has talked with the owner, but he never does anything about it. He also
mentioned that they empty the compactor at 4:00 a.m. Mr. Brennan believed that compactor should
be a matter for the Board of Health. Councilman McKay suggested that the compactor could be
enclosed in a sound proof stnzcture, as the city required Wal-Mart to do. Mr. Draeger agreed to
install a drain.lVh-. Tallon stated that, if they do not replace the compactor with one that is satisfactory
to the neighbors, the commission is going to require that they enclose it and install a drain. Mr.
Draeger also advised that they are going to install signage advising of the truck hours. R. Tallon
moved to accept the proposal for Rego/Rini Supermarket, 23100 Lorain Road, to construct an
addition to the front of the existing building and an addition on the north east corner of the building
with the request that the developer to look into getting a self contained compactor and if that cannot
be done, the commission would like a sound proof wall built around the compactor. We further
require that a drain be relocated for the compactor, and that the signage indicating the truck hours be
placed on all the loading docks aud rubbish pick up area. The motion was seconded by T. Herbster,
and uuanimously approved. During the framing of the motion it was decided that this would not have
to go on to arclutectural review board since it will be the same as the store on Great Northern
Boulevard which had been approved by them originally. Building Commissioner Conway also
suggested that before the drain is relocated, he developers check with the Engineering Department to
determine if it would be draining into the proper sewers.
N. NEW DEVELOPMENTS AND SUBDNISIONS:
1) Sandy Ridge Home Owners' Association Sigus (3).
The proposal is to install three (3) stanchion type, non-illuminated, ground signs showing the
subdivision (Sandy Ridge) name.
Requested locations are:
Limpert Lane at Dover Center Road.
Park Place at Canterbury Road.
Chapel Hill Drive at Canterbury Road.
All proposed locations are on the south side of the intersection in the tree lawn area, within the city
right-of-way. (Note that approval of previous similar requests have required city licensing, and the
home owners' association providing acceptable liability insurance).
Mrs. Spoerke, a member of the homeowners' association, preseuted the proposal and corrected the
description since only the sign at Limpert Lane and Dover Center Road is on the south side, the
Chapel Hill and Park Place sigus will be on the north side, because the stop signs are located on the
south. W. Tallou stated that it usually works out better if the signs cau be installed on the same side of
the street as the fire hydrants. Mrs. Spoerke did not know what side the hydrants were ou. The
members studied the plans. Mr. Brenuan noted that a brick wall and development sigu in lus
neighborhood were installed when the development was built, but after a wlule it deteriorated so badly
5
