? <br />would be attractive. Mr. Tallon suggested moving the building forward and adding the eight feet on <br />either side to the rear. Mr. Georgalis responded that this would eliminate parking in the front and bring <br />the traffic to the back, closer to the residents. Mr. Tallon maintained that only three parking spaces <br />would be lost. The members made several suggestions: move the building forward; put an entrance in <br />the back or add to the rear of the building where there is an e}ctra 5 feet. Mr. Georgalis reiterated that <br />this would bring more cars close to the residents; under this plan, the rear parking is for employees only. <br />The side landscape buffers are only 1,800 and 1,500 square foot of green area, respectively, but if they <br />add a landscape buffer along the back there will be approximately 4,000 square feet of landscaping. He <br />noted that the lot coverage is well below the maximum. Building Commissioner Conway advised that <br />this plan is slightly different from the last one he reviewed, and it appears that one corner of the building <br />is in the 75 foot front setback, the parking aisle is only 21 feet, not 22 feet, and Mr. Griffith, traffic <br />engineer had been concerned previously about the bwnpers (adjacent to Arby's) being in the parking <br />spaces. Mr. Strelau has discussed this with Mr. Griffith and had advised that there would be concrete <br />stop blocks. He believed that the 90 degree parking was better in this area. He maintained that they had <br />tried locating the building in various places and if they moved the building forward, they would need <br />variances for the front setback and for 3 parking spaces. Mr. Georgalis believed that two 10 foot strips <br />of green would not add to the aesthetics of the building and he would have a 15 year lease with this <br />company and could demolish the dilapidated building that is there now. It was decided that this proposal <br />should be tabled until the next meeting in order for Mr. Conway to review these plans, and Mr. Tallon <br />asked that they present a new,plan with the building elongated so that the side yards can remain. The <br />commission would like to see the footprint of the building even if it is encroaching into the 75 foot <br />buffer, to determine if it would be a smaller variance. It was also suggested that the existing sign be <br />removed. Mr. Georgalis stated that this would be up to the new company. Mr. Strelau would like to <br />meet with the members informally prior to presenting these plans. He was advised to meet with Mr. <br />Conway and both plans would be reviewed at the next meeting. The members would like the building <br />to fit the lot. Mr. Georgalis wondered if the commission could make the decision on the change at this <br />time, but the members preferred that a new plan be submitted so that they can be compared. -Chairman <br />Tallon advised the residents that this proposal will be continued until December 12th, and no notices <br />will be sent. R. Tallon moved to postpone Silverdale Plaza, 26324 Lorain Road, a proposal to construct <br />a retail building until December 12, 1995 at which time the commission will take this plan and the new <br />footprint under consideration, seconded by K O'Rourke, and unanimously approved. <br />3) Performance Sycle Works, 29601 Lorain Road. <br />Renewal of conditional use permit to repair motorcycles inside build.ing. <br />Conditional use permit granted for one year by plauning commission on October 25th 1994. <br />Request will be heard on December 12, 1995. <br />4) Scott Minnick, 30993 Lorain Rd. <br />Proposal to build storage/office building and have outdoor storage of hardscaping. <br />Request determination of a like and similar use to sell patio stones, bricks, and other materials used in <br />landscaping other than plant materials (not listed in section 1139.01 of the Zoning Code). <br />Mr. Minnick explained that hardscaping is non-living landscape material, such as patio stones, mulch, <br />railroad ties, ponds, or waterfalls. He would like to sell patio stones, pre-cast retaining walls, mulch, and <br />stone material, etc. There will be outdoor storage ofthe materials and a small storage/office building. At <br />present, he has a pre-cast curbing business, in an industrial district, where he cannot have retail sales. He <br />intends to sell direct to customers who do their own work.
