?'"
CITY OF NORTH OLMSTED
ARCHITECTURAL REVIEW BOARD
MINUTES- JANUARY 18, 1995
1. ROLL CALL:
Chainuau Zergott called the meeting to order at 5:30 p.m
Present: T. Gallagher, S. Krieger, M. Yager, and B. Zergott.
Also Present: Building Commissioner Conway and Clerk of Commissions Oring.
N. OLD BUSINESS: (Heard at this point.)
Regarding the Word of Sleep proposal, Mr. Yager advised that the developer did not fax him a copy of
the change to the thickness of the peak that he had agreed to and he did not want it approved until he
had looked at it. Mr. Conway will get the revised plans later so they can be checked out. Mr. Zergott
advised that he had approved the revised landscape plan. This discussion was resumed later.
R. REVIEW AND CORRECTION OF MINiJTES:
The minutes were not approved at this time.
M. SIGNS:
1. The Door Center, 25139 Lorain Road.
Proposal to construct canopy, forwarded by Building Commissioner for review of compatibility
with adjacent cauopy.
Mr. Georgius, awniug contractor, advised that the Door Center was part of the Window Factory, and
they had asked for an awning to be installed over their unit which is the same as the ones that they have
on their other facilities. He sold the awning and then came in for the permit, at which time he was told
that he would have to appear before the Architectural Review Board and he believed that it was mainly
because of the color. Mr. Zergott stated that they were dealing with the entire appearance of the strip
center, pointing out that there was a blue mansard over one store, a black and white striped awning on
another, and ifthis were installed as shown, there would be a open space, and then a red awniug. He had
hoped that the owner ofthe center would be present so that they could come in with a coordinated plan.
The members agreed that there were too many colors, textures, and treatments. Mr. Yager believed that
the black and white awning glowed like a beacon, and suggested that, at the very least, the red awniug
should cover the unit that has no awning instead of leaving a gap. Mr. Georgius stated that Mr. Kovacic,
the owner's son who operated the carpet store did not seem to be interested in an awning. Mr. Yager
believed that this board was supposed to coordinate buildings and believed that, the fact that the owner
was not present indicated why the building is helter skelter. Mr. Zergott stated that the board has tried to
make every strip center consistent, and an awning replaces the mansard that was approved. He believed
that the not having the canopy over Carriage Carpet would look like a missing tooth. Mr. Georgius
stated that he became aware ofthe problems and asked his customer to ask the owner to appear at this
hearing. He believed that the customer would be agreeable to almost anything the board wou.ld suggest
regarding color, size of letters, etc. Mr. Yager believed that, at the very least, the new canopy should
maxch the blue on the Pier 1 unit and it should be carried across both of the units on the other side, that
way the LaSalle canopy, with the stripes, would be in the middle. This is not a perfect solution, but it
would be the begmvuig of some co-ordination. The height of the letters would be up to the Board of
Zoning Appeals. Mr. Georgius will take this back to his customer, but did not think Mr. Kovacic would
